Unprofessional Behaviour

The keys were given to the buyers without our consent, even though we had instructed them to hold off until the full set of keys was received. Glenn, the area director, released the keys, and Jamie, the Watford branch manager, shifted the blame onto the solicitors and us for their unprofessional actions. If the area director and branch manager act this way, what can we expect from the rest of the team?

Absolutely unacceptable experience with…

Absolutely unacceptable experience with Estate Agent’s Paul.They misrepresented the property my daughter purchased, advertising it as semi-detached when records confirm it is a terraced house. There is a clear evidence, they refuse to acknowledge their mistake. This misrepresentation has caused significant financial loss, as she would have made a different purchasing decision had she been given the correct information.Avoid this agency if you value honesty and professionalism.

I was looking for a rental property in…

I was looking for a rental property in the Hemel Hempstead area of Hertfordshire and found that a lot of the estate agents that I dealt with were not very efficient in finding me what I wanted and were literally making me decide to buy a property instead of renting one. However one person was very helpful and knew all the relevant information on the property we were viewing and was extremely helpful in trying to find us somewhere within our price range. I am 73 years old and disabled and this lovely person was very patient with me too. Her name was Ellie and she worked from the Hemel Hempstead branch of Imagine Estate Agents. Thank you Ellie for going above and beyond your role as a letting agent. Sonya x

Unprofessional and inconsiderate

Have recently moved out of a property rented through imagine. Property was thoroughly cleaned prior to check out and from inventories it is obvious that it was cleaner when we left than when we moved in. Domestic clean was done prior to us moving in and so that is what we provided when we moved out. Check out inventory provide by RM inventories noted minor cleaning dilapidations, imagine has interpreted this report as us being liable for a full professional clean as was requested by the new tenants. Imagine have not considered the state of the property when we moved in and are not open to discussing this. I have sought advice from an independent inventory clerk who has confirmed there is no reason for us to be penalised as the inventory shows we have left the property in a better condition than when we moved in. We are now having to go through DPS appeal all because imagine will not discuss this with us as they just want to get money out of us, and they think we will give in because the appeal process takes a long time.

This is a follow up review …

This is a follow up review following completion of my sale by Imagine Bushey. Imagine were great. Really helpful every step of the way and for that reason I would not hesitate to recommend them. HOWEVER, please DO NOT use their recommended and affiliated conveyancer AV Rillo. I cannot find the words to describe how terrible my experience with them was from start to finish. I could list all the reasons but it is so anxiety triggering to recall - I am just pleased it is over with. They are apparently an award winning team, how is beyond me!. Don't believe the hype. Trust me, this is just a friendly warning if you want to maintain your sanity through what is already a stressful process - stay clear and choose your own. I felt like I was doing my own conveyancing anyway so could have save myself a lot of time, hassle and money! If Imagine try to recommend them, I would be very surprised based on the amount of times I had to complain directly to them (as they recommended them) and get them to step in to sort out issues.

Awful experience

We had a shockingly bad experience with Imagine, yes the lettings market is wild at the moment but it doesn’t excuse negligence and lack of humanity. I called them up to arrange viewings and check if properties were pet friendly first to not waste anyone’s time, but no one was ever in the office just the admin team who couldn’t help. Claire the letting agent who would show places in Watford was never available to answer the phone and would rarely answer emails. To even get to a viewing it was a last minute - make it or lose it vibe, potluck to get an email when you respond asking for one. We got to a viewing and told Claire about our dog, she said it wouldn’t be a problem. We were then accepted and went through whole application process, holding deposit paid and pre-tenancy docs all signed two months before move in date. Things seemed sorted… Where it gets awful is one week before move in she calls my partner to ask questions about our dog. The same dog mentioned on our paperwork, in several conversations with Claire and in our references. She said she would “just double check with the landlord” on a Friday evening. Saturday morning she tells us the landlord has backed out by email, no call no explanation. I called the office to speak with her and requested a call which she avoided and never made. She said she would help us find somewhere new and went quiet, with less than 2 weeks on our current tenancy we were able to get lucky and find somewhere so we weren’t left homeless. This is what Imagine thinks is ok, no call, no accountability, no conscience all they want is your money and to protect landlords (most of their positive reviews are landlords or sales). Yes the market is crazy at the moment but if you’re looking for communication throughout your tenancy, safety and stability - go with another agency.

Can’t recommend enough

Can’t recommend enough - really proactive agents. Helped position my property really well, found me a buyer really quickly and then helped push my sale through really quickly. Not the cheapest option, but excellent agents so worthwhile.

AMAZING CUSTOMER SERVICE

I recently had a few phone calls with Imagine Estate and Letting Agents, and decided to visit their office in person while I was in the area. Needless to say, it was a great experience. Their office is modern and clean, and the staff were amazing. I had the chance to meet a few of them, including Shannon Howley, who was extremely helpful. It was funny to realize that she was the same person who had assisted me over the phone, and she remembered me! This speaks to her professionalism and excellent customer service. I am looking forward to working with her in the future.

Poor service

We were buying a house from someone who was using Imagine to sell their house. The communication from Imagine was poor, their sales progression team constantly told us that they didn't have to respond to our queries immediately as they had a 48 hour SLA - but then didn't respond to us in that window anyway! They never quite knew what was going on and couldn't be helpful at all. Found out later that they lied to us throughout the whole process. They constantly told us the vendor was 'actively searching' for houses and going to viewings - when the vendor decided to take their house off the market, they admitted to us that they never thought the sale would go through as the vendor didn't seem serious about looking. Waster 6 months of our lives waiting for the house to progress, which we could've saved if they'd been honest with us.

The most superior estate agent to be found.

I am a little confused as to why there are so many negative reviews on here, in fact I am surprised to see any. Having used many agents over the years to buy and sell, no estate agent has proven to be more reliable, professional and caring, as Imagine. They are honest and will go above and beyond, to ensure the stress of buying or selling, is kept to a minimum. We also use Imagine to manage any properties that may be rented to tenants. Again, a process that runs like clockwork. All the offices, including Hemel, Watford and our local branch Bushey have found perfect tenants and managed the properties with constant ease. I could not speak highly enough of this estate agent and couldn't imagine any other agents coming close to their credibility.

I've tried several times to unsubscribe from their emails but just keep getting spammed by them. Maybe they imagine I'll inadvertantly buy a house just because they keep emailing me...
