Hi, I'm Raymond, new dex guardian in kedge house Tiller Road from 04 April 2025 to now. Based on my limited experience, I think Dex should be commended and encouraged for its respect for human life. This is contrary to my previous rentals. The space Dex offers for a single bed flat elsewhere is divided into three or even four bed flats and expensive price each single room. If tenants took their accommodations at Dex even a little seriously, I think there would be fewer complaints about maintenance. However, I express regret that their housing offers don't even allow for children. Regardless, for the rest of us, Dex is to be encouraged.

Very negative experience. Awful communication

Very negative experience. Boyd and Desilava's communication is awful. You often get no response, or they ask me to send my details which I have already sent over. Then they go quiet. Ads are still 'live' but then you find out the property is gone. Still the property is listed on Findaflat / SpareRoom.

Absolutely awful organisation

I was head guardian at a Dex property for two and a half years. These people are the worst collection of cowboys and charlatans imaginable, and as a prospective guardian or property owner I would run an absolute mile from them. The majority of the employees at Dex are completely incompetent and utterly disinterested. They ignore almost all attempts to report maintenance and other issues with the property. We regularly had no heating and hot water for weeks on end over the winter. The employees even seemed annoyed that we were reporting it. All the white goods that they provided were broken/non functional and were never fixed. Eventually there was an ongoing incident whereby a new guardian moved into one of the buildings on site and started stealing from the other guardians, and using illegal substances in the property. This was all proven and reported to Dex, who did nothing. I eventually moved out after having had several hundred pounds worth of my possessions stolen. Just an awful, awful organisation.

Shocking lack of professionalism

Terrible. Absolutely awful. I am shocked at this company’s blatant lack of due diligence , integrity and professionalism. I rented from them for about 10 months and everything was absolutely fine until my lock had broken one day when I got home. I called the company on the emergency number (as it was early hours) and they spoke to the locksmith when the incident occurred so that there were not issues with paying me back for the costs later (300 pounds). Later on that day they asked me and my house mate to send pictures of the broken lock and of invoice for it which we did. After this incident I was due to move out at the end of the month anyway so I asked for the locksmith costs to be returned to me with my deposit but of course they did not do so telling me that my house mate had broken the lock purposely which of course doesn’t even make any sense. Because of all the trouble I have had getting the money back I decided to contact the locksmith and get a formal email sent from the company including a copy of the invoice stating that we did not damage the lock. They continue to refuse to pay the money back. Absolutely appalling behaviour and lack of professionalism.

Useless management.

BAD management, it took them ages to get back to me, to see the place, and ages to process the papers. Then the fun started: They have NO screening at selecting their guardians ( like they say in their contract) so you end up living with people who can't afford a 1£ plate and food, so they steal it. :) they stay at home 24/7 playing loud music and bringing into the place all sorts of characters. (here I have to add that one of the persons who was doing this was the head-guardian in charge). The place had electricity issues, power was tripping 3 to 10+ times a day... It never got fixed in the space of 5 months which I lived there. Rats were all over the place... you could hear them running through the fake ceiling/tiles. I have moved from the place on November 25 and I am still chasing them to refund me my deposit, today it's 14.01.2020. They don't reply back to my emails, or when they do... they promise it will be refunded "this week!" well... it's been 7 weeks since...

I had a terrible experience with them

I had a terrible experience with them. They agreed to let me one of their property at Highams Court and asked for a deposit of 200, that would adjusted after the vetting process is complete. But soon after receiving the deposit nobody is answering my phones or emails and I don't even have any idea if they have deducted the money for any services that they never provided. It looks like a scam when you get some deposit from a client and then refuse to respond to him/her

Great Concept, Terrible customer service

Dex Property management provide a reasonable service - providing cheap accomodation as long as you don't mind compromising on length of stay, type of property etc. However, if there are any problems (like heating not working) my experience is they are completely useless. Ignoring messages and not doing anything about it. Since leaving the place 2 months ago I have yet to get my deposit back. Every time I message or call they respond saying I'll have my money later that day or possibly the next day. This has been going on for over a week now... getting pretty old.
