The team at Cleavers were really great during a difficult time with my mums flat. It was an ongoing leak with different flats and insurance companies. They helped my mum understand, spoke to her like a human being! and eventually resolved the matter. Just wanted to say thanks on my mums behalf.

Incompetent and unprofessional doesn’t even touch the sides when it comes to describing how bad this company is. Never respond when contacted. Defensive to the point of rudeness when challenged. It is beyond belief that they are still in business…Worst of all, they just don’t care about how their incompetence affects the life of decent people. Don’t know how they can sleep at night!

This property management are a joke. Unprofessional, do not respond to calls, can't resolve issues. We have been waiting 2 years to have an issue resolved - they are happy to charge the fees but do not follow up with service. Their answerphone states 25 years of award winning premier service, a family business......this has not been our experience! AVOID

I could go on all day about how bad this management company are, but here are a few highlights: Faulty front door, which was both dangerous and a security risk - roughly 6 months to fix. Broken gates to car park, again a security risk - roughly 12 months to fix. Emails to property manager - 9.5/10 are ignored. Phone calls to property manager - 9.5/10 are not returned; only when I mentioned to a colleague that I'd be reporting to senior management, did I get a call back. Official complaint made relating to unfair charges, which I can't afford - over 3 weeks with no response, apart from threats of debt collection and solicitor fees.

The most awful company you could ever have the misfortune to engage with. Diabolical service and behaviour by this company. They have even attempted to gain insight by trying to access private residential groups on FB. Avoid this company at all cost. They should not be in business, they couldn’t manage a party in a brewery I believe the term that best fits them.

I have experience of this company for approximately 3 years. I have never encountered such a consistently ineffective, incompetent and unresponsive organisation in my many years of being in business. Their service is abysmal - they operate in a 1980s time warp in terms of approach to communication and and service. Honestly, I would avoid like the plague.

I have hesitated to give a bad review to this company, hopeful that things would improve and I wouldn't have to. We recently had a visit from a manager, the first in a very long time, where all our issues were laid bare and promises were made. However nothing has happened so far, and when I learnt that a very reliable service provider had not been paid for THREE YEARS I could no longer hold back. I honestly think the only thing this company is actually good at is collecting our service charges, but I certainly don't know where the money goes. Not to ensuring our small development is smoothly run, that is for certain. I even had one of their hand picked contractors roll their eyes when I queried them, admitting it is well known that the further away the development is from the company's office the less priority it receives. Having read reviews on another site however, I'm not sure distance is even the issue. They just don't do a very good job from what I have read, other than office bound duties like sorting building insurance out. What the heck is going with this company?

We’ve been living in block of flats under this company for 13 years. The service charge is almost doubled over years but service getting worse. The most common answers to our queries are “we don’t have a budget for this or there is nothing more we can do as Managing Agents to enforce this”. Our communal area (back garden-patio)is never get cleaned. Green algae that builds every year is so bad. When we asked management when they are planning to clean the communal area with pressure washer their reply was “I am sorry but there is no budget to clean the area of moss and the Director does not agree to clear the areas at the back often as it is so expensive” We ended up buying our own pressure washer for £100 to clean the communal area because we refuse to live in dirty communal area. Waste issue in our block that was reported years ago and this is their reply to our complaint-“I do understand it is very frustrating but there is nothing we can alter to change this. “ They actually can but only when we escalated our complaint to Waste & Environment Technical Officer. Motion light in communal area that’s had faults was reported in June , month later electrician came and switched it off completely, management keep saying they will fix it but it has been over 4 months and the motion light is not fixed. The parking issue at our block that was reported many times also not solved. They don’t even respond to our emails anymore. If you really looking for a company to take care of your properties this is not a company to rely on. Very very poor service.
