The issue has now been resolved thanks to Benn, who was helpful on all levels and fixed everything that was wrong. Everyone is a lot happier and content now.

Very rude. Had a very bizarre conversation with a property manager from the company. He was very loud and very rude and kept saying very contradicting things like “you need a parking permit, but there is no parking enforcement company to issue them, so you can’t park”. Lodged a formal complaint and passed the matter on to a solicitor as it’s not acceptable. He also left a letter “instructing” me to move the car “immediately”. The car wasn’t at the property so he posted it through my door! Update: following on from the post, the manager promised a letter of apology for “the way the staff member spoke to me”, nothing to do with the removal of this review as he wasn’t even aware at the time that I had posted it. However - as seen from his response below - the letter never arrived and it turned into an issue about parking and not the rudeness of the staff member. Luckily, this is a civil matter than can be pursued away from a mere letter of apology that the company promised and failed to deliver. They blamed the “client” for not issuing the apology they promised for the manner of the staff member - which had nothing to do with the issue itself. Second update - based on update below - the company believes if you do something “wrong” you deserve to be talked to in any manner that is not professional and respectful. Point made. Clearly respect is not in their handbook.

Have been working with Sebright for a number of years now and have found them to be very knowledgeable and professional within their field. Credit to Benn and all the staff for their hard work. Communication is second to none. Keep up the good work.
1 year anniversary on our block of 12 flats in Perival so Rose asked if I would leave a review. No problems with the management services, everything is running smoothly. I am happy to recommend them.
We instructed Sebright to manage our building about 3 months ago. The service has been 10 times better than our previous management company in Hemel. So far so good! I shall review them again in another 3 months or so.
I have found my experience in dealing with Sebright Property very enjoyable. Their communication is very good and they deal with any issues at the property promptly.
I would like to compliment Stuart on the job he has done over the last two months in managing our block in Northwood. The leak from the gulley on our roof had been plaguing us for three years and is now fixed. Well done, top marks.
These guys are frauds! They are the ones managing the blocks of flats where I own one of the flats. I've reported them issues which are impacting my property but are in their purview to fix (because they are external to my property) but they never bothered to fix them. Once they told me that they have arranged for a builder to fix one of the issues, but then no one showed up. Another time, there was an issue with my garage where the water was leaking into it, and when I reported it to them, they wouldn't care to respond back. I had to get it fixed myself. And when I ask them to deduct the cost from the next invoice, and wait for their response, they threaten me with a late-payment notice They send the invoices promptly but do not care to address any issues. They have also doubled the service charges in a matter of 1 year since they took over from the previous company. These are the kind of guys who don't want to do their jobs but want to make easy money. I'll probably take them to court at some point. Avoid them if you can (unfortunately I cannot) P.S. I see they've commented on my review that they do not find me on their system, but the very same day the manager sent me an email asking me to call back. They very well know who I am, I spoke to the manager couple of times in the past regarding the issues
Having just had lengthy correspondence with Mani Gujral, I would like to commend her responsive, helpful service in assisting me to understand the details of our service charge budget.
I'm a leaseholder in Northwood who's had the worst service from Sebright Management Company for the past 18 months. (Trustpilot has asked me to remove the name of the person but he is the director of his company). He is unprofessional, provides poor service, acts in breach of the terms of his contract, no response to emails except "I'll take a look and get back to you". Good luck if you do get a response for the information you've requested! - I'm STILL waiting for a response to my email dated 30/12/21- which is one of many that needs a response. My account went into arrears in Feb 2022 because he didn't forward the information requested within 30 days, as he is required to do so under section 22 of LTA rules. Despite repeatedly asking him to provide this information, he's ignored this and my account continues to remain in arrears until he does respond to my emails. He then had the audacity to add a late payment fee to my account and threatened me with legal action. Good luck with that Sebright. Whilst you fail to uphold lawful procedures and fail to provide information requested, you can't take legal action against me. I've asked the director of Sebright to forward a copy of his Complaints procedure so I can file an official complaint about his poor service to date. And...I'm still waiting to receive that. No surprise! I must send him a final reminder...failing which I will have to contact ARMA and file a complaint directly with them. Don't waste your time or your money with this company. AVOID IF YOU VALUE YOUR SANITY.
A nightmare to come true company... Wonder why all over sudden they decide to use Trust pilot... - Good luck if the director does return your calls or respond to your emails after you signed the dotted line... - Unprofessional 101%... - Charges penalties for late payment even when you ask him to update the records years ago... - Has cowboy contractors... - False promises with his favourite word "I shall get back" If I continue further I am sure even the internet will be a spaghetti so i'd rather stop here... Just an update typical of Dierector.. Asked me to withdraw my honest review... Since then he stopped responding to my emails as you would see for other negatives left He actually handed a one month notice to a contract that I have never seen... The 13 directors he refers to should have provided a positive feedback right? Good luck to anyone using SE Bright the future will never be SE .....
I moved into my flat 8 months ago and have had a great experience with Sebright so far. It’s always easy to get in touch with someone and staff have been friendly and helpful. We also had some major redecoration works completed recently and I’m so pleased with the results. Highly recommend!
I would like to thank Mani Gujral for the excellent service which has been provided over the last year. Mani is always helpful and always shows a willingness to help. Last year we had issues with bills and payments over 2 flats. Mani was very thorough and very helpful, always available to listen to our queries and to resolve. I am happy to say with Manis help now everything has been sorted. Thank you Mani for all your help.

I have been receiving regular financial information from Mani Gujral in connection with ongoing expenditure relating to the property wherein I am the owner of one of the flats. I appreciate Mani's courteous response to my queries and her patience in supplying information. Her dedication and commitment towards delivering exceptional customer service is truly commendable. It is evident that Mani takes pride in her work, and her genuine desire to provide a service that is appreciated is reflected in her efforts. I trust she will continue to enjoy her role.
We have 13 Freehold Directors and 5 Directors of the Management Company. When we first went through the enfranchisement process there were a lot of emails but Benn provided informed answers and dealt with the various different characters and agenda’s very well. I could not be happier with the level of communication and level of service as a whole. We have a Management Team which is in direct contact with Sebright, in the beginning they met quite frequently but much less now, probably once every 3 to 4 months currently depending on the availability of the team and when larger decisions or approvals are required. As I’ve had Sebright for over 5 years I’ve developed a trust and system where most of my communication is done via email. As mentioned most of the day to day running of things are done by Sebright unless there is an extraordinary expenditure which is above the agreed limit he’s required to seek approval.
The block where I live in Harrow is managed by Sebright. They've been our property management company for several years now and in that time we've never had a problem with them. When maintenance issues arise, Sebright can be reached easily and the problems are dealt with quickly. There are so many bad property management companies in London but Sebright is trustworthy and reliable and I fully recommend them.
Sebright Property Management have been managing our block from when it was first built in 2015. They are very helpful, responsive and look after all the residents with great support. As a resident committee member I find Benn super knowledgeable and he looks after our funds as if they were his own. Highly recommend their services
