RUN FROM THIS COMPANY!
RUN, DON’T WALK AWAY FROM REDAWNING.
If you are the owner (or even renter) of a short-term rental considering RedAwning, DO NOT
partner/sign with them! Unless you enjoy paying for disappointment and stress, you will
absolutely regret it. If you are a current client, you probably already know but get out as fast as
you can. In our brief few months and few reservations, we learned quickly this company is
completely incompetent and underhanded.
Taxes:
Starting with state/local tax remittance, good luck. They say you’re good to go with those
booking channels that do it automatically (like ABNB) and the majority of reservations come
from there. Well, no actually. You are on your own with everyone else and you unless you want
tax trouble, you personally pay the state, county, city. Have fun learning that process. Further,
there is ZERO transparency as to what booking channel was used on any given reservation, so
you have no idea. You have to ask every single reservation. When you ask for proof that
Airbnb/VRBO paid these taxes (so you don’t pay twice with your State/County), RedAwning is
zero help and will not give you any statement or report. You will pay double if you try to be tax
compliant.
Communication:
You communicate via text message. You can call but you extremely rarely get someone to
answer. They don’t email you any files either. You might get a link via text or more generally a
screen shot, in a text message. Ridiculous. Monthly, Quarterly, Annual reports of any kind sent
to you? No. Pick through their clunky dashboard in the hopes of piecing together the
data/information you need. Any problem you encounter will be “sent to management for review”
which yields nothing.
Cleaning:
Twice within the first 5 reservations they failed to schedule cleaners. This is the most basic of
services you are paying for, and they are lousy at it. One would think this is a core competency
for a property manager, especially for taking 20% of the gross rent, but no. I had to call the
cleaner on both occasions, she was completely unaware of the upcoming schedule.
Payments/Fees:
RedAwning is painfully slow in paying the owner, your dashboard payouts tab will continuously
“roll” your payouts day-by-day until nearly a month after the stay. Should you have damage to
be paid by a guest and the guest pays for an broken item or for a repair, RedAwning charges
20% of that cost as a COMMISION ON YOUR PROPERTY. In our case it was a broken lamp.
The lamp was $42, after their cut I received $33. Upon cancellation and separation from
RedAwning, we retained all current reservations with the exception of 1, that was 6 months out.
Per the contract, we needed to retain all those within 90 days, which we did. To avoid a
cancellation fee from the booking channel (which you have zero transparency to as described
above), we were made to author and sign a document stating that RedAwning no longer acted
as property manager. RedAwning charged us a cancellation fee of $175 anyway. Further they
bundled that into a combined multi-reservation payout that was already very late.
If this firsthand testimonial doesn’t discourage you from working with this company, I don’t know
what will. I will reiterate my first bit of advice. RUN, DON’T WALK AWAY FROM
REDAWNING.
