One of the worst experiences I had with…

One of the worst experiences I had with this agency. I rented a house from them and verbally agreed and emailed confirming my extension of my stay. But suddenly the agent left the agency and the landlord changed his mind and evicted us by using no fault eviction. Not only that, they rented the place for less than what we were paying. It's a scam to get your deposit money. They charged us £1700 for property damage but the court ruled in our favor and we got our deposit back. Be careful.

Lauren is absolutely fab!!

I had a great experience with Lauren Foster from the John Shepherd team as she helped us with arranging to have a pet in our tenancy. It can be a bit nerve-wracking asking for a pet but from the the first interaction Lauren was friendly, supportive, and helpful in her approach and was just as enthused when our Landlord agreed as we were!! Our emails were responded to quickly and she was able to pass on all information efficiently. An absolute star 🌟 and we hope to have more interactions with her in the future

Stay away from John Shepherd

Centrick used to manage my property, and I never had any issues with them for 7 years. Once John Shepherd Birmingham Branch took over my property, the experience was very different. So, if you are looking around for a letting agent, please refer to all the one-star ratings on Trustpilot. There must be a reason why landlords/tenants are so upset with John Shepherd. If John Shepherd is your current letting agent, I will advise landlords to be more hands-on, even though you are paying a full management service fee for John Shepherd to manage your property. As I used to be very hands-off when Centrick managed my property, I had a very costly lesson when my property was managed by John Shepherd. To be fair, their senior management staff (Chris, Stuart, Julie, Jack) are all very responsive and professional. They gave me their full support during the formal complaint process. I was just very unfortunate to bump into a very absent-minded property manager. Just to name a few - he forgot to deduct the final month's utilities from my last tenant's deposit; forgot to inform Ginger Energy of a new tenancy, and all expenses were charged to me; forgot to sign on a Section 21 notice and when my eviction consultant would like to submit court papers to apply for a possession order, the unsigned Section 21 notice was invalid and the whole process had to re-start again; forgot to inform the Birmingham City Council of a new tenancy and I received a huge bill for council tax. As a landlord who is paying a full management service fee, I don't expect that I have to check the work done by my property manager. Those are just their "bread and butter". Right? I can't imagine so many things can go wrong. So, if you are looking for a letting and management agent, please read all the 1-star ratings on Trustpilot. I think comments on Trustpilot are very reliable. When I was very desperate to look for an eviction company last year to evict my tenant, I read comments on Trustpilot and found a very good eviction company with all 5-star ratings.

Standardless service

Disappointed with Lack of Service – Avoid if Possible I recently rented a property through John Shepherd Lettings @ £1300 p/m, and the experience has been frustrating from the start. There was no handover when I moved in, leaving me without essential information about the property. I contacted them on Monday to address this, particularly regarding the fact that I had no heating. They assured me that someone would get back to me—but five days later, I’m still waiting. Being left without heating in the middle of winter is unacceptable, and the lack of communication from the agency has made the situation even worse. I expected a professional service, but instead, I’ve had to chase them for basic support. If you’re considering renting through John Shepherd Lettings, think twice. Their poor service and lack of responsiveness have made this an incredibly stressful experience.

Postgraduate student

I viewed a one-bed apartment in Nottingham. The girl who showed me around, Zofia, was very kind and informative. I was very stressed trying to find accommodation for my postgraduate studies and she was very communicative and clear with me about my options. Great experience!

First time renters

Me and my partner are first time renters and Wendy from west bridgford John Shepard estates was absolutely brilliant in guiding us through everything to make sure everything went smoothly. Only took 3 weeks for us to have references checked and accepted and deposit and rent paid. Very happy with this and 10/10 service from Wendy 😊 Thank you so much for all your help

This company is a scam

This company is a scam. They fail to respond to basic requests, they make threats on which they deliver, and offer atrocious basic services. Frankly I'm suprised they're still in business and can only imagine that the positive reviews are posted by their staff members.

Terrible Service and Complete Lack of Accountability – Avoid at All Costs!

I am extremely disappointed with the unprofessional service provided by John Shepherd, particularly by Kai-Ewan Rodney MARLA and his team. As a tenant, I rely on my property agent to handle issues promptly, but my experience has been nothing short of a nightmare. For over 1.5 months, I have been waiting for my washing machine to be repaired, and despite my numerous efforts to get this resolved, nothing has been done. I’ve sent multiple messages through the Fixflow portal, followed up with emails, and made countless phone calls. Each time, I either receive no response or vague reassurances that lead nowhere. Even when I know Kai-Ewan Rodney is in the office, I’m told he is “unavailable,” which feels like a blatant disregard for tenant concerns. What’s worse is the complete lack of accountability and transparency. I’ve been left in the dark with no clear timeline, and this issue has severely disrupted my daily life. Their neglect shows a complete lack of respect for their tenants and demonstrates how little they care once they’ve secured your business. This level of incompetence and indifference is unacceptable. I will be sharing my experience widely and leaving reviews on platforms like Trustpilot to warn others about the poor service and lack of professionalism at John Shepherd. If you’re considering using their services, think twice—dealing with them has been nothing but frustration and disappointment.
