One of the worst experiences I had with this agency. I rented a house from them and verbally agreed and emailed confirming my extension of my stay. But suddenly the agent left the agency and the landlord changed his mind and evicted us by using no fault eviction. Not only that, they rented the place for less than what we were paying. It's a scam to get your deposit money. They charged us £1700 for property damage but the court ruled in our favor and we got our deposit back. Be careful.

Lauren is absolutely fab!!

I had a great experience with Lauren Foster from the John Shepherd team as she helped us with arranging to have a pet in our tenancy. It can be a bit nerve-wracking asking for a pet but from the the first interaction Lauren was friendly, supportive, and helpful in her approach and was just as enthused when our Landlord agreed as we were!! Our emails were responded to quickly and she was able to pass on all information efficiently. An absolute star 🌟 and we hope to have more interactions with her in the future

Stay away from John Shepherd

Centrick used to manage my property, and I never had any issues with them for 7 years. Once John Shepherd Birmingham Branch took over my property, the experience was very different. So, if you are looking around for a letting agent, please refer to all the one-star ratings on Trustpilot. There must be a reason why landlords/tenants are so upset with John Shepherd. If John Shepherd is your current letting agent, I will advise landlords to be more hands-on, even though you are paying a full management service fee for John Shepherd to manage your property. As I used to be very hands-off when Centrick managed my property, I had a very costly lesson when my property was managed by John Shepherd. To be fair, their senior management staff (Chris, Stuart, Julie, Jack) are all very responsive and professional. They gave me their full support during the formal complaint process. I was just very unfortunate to bump into a very absent-minded property manager. Just to name a few - he forgot to deduct the final month's utilities from my last tenant's deposit; forgot to inform Ginger Energy of a new tenancy, and all expenses were charged to me; forgot to sign on a Section 21 notice and when my eviction consultant would like to submit court papers to apply for a possession order, the unsigned Section 21 notice was invalid and the whole process had to re-start again; forgot to inform the Birmingham City Council of a new tenancy and I received a huge bill for council tax. As a landlord who is paying a full management service fee, I don't expect that I have to check the work done by my property manager. Those are just their "bread and butter". Right? I can't imagine so many things can go wrong. So, if you are looking for a letting and management agent, please read all the 1-star ratings on Trustpilot. I think comments on Trustpilot are very reliable. When I was very desperate to look for an eviction company last year to evict my tenant, I read comments on Trustpilot and found a very good eviction company with all 5-star ratings.

If I could give 0 stars I would (Solihull)

If I could give 0 stars I would. I paid for a ‘fully managed’ service for letting out my property. The last tenant destroyed my property in the 10 months that they were there. The agent completed a review at 6 months and stated that although untidy the apartment was in an OK state. So then this would mean that the tenants destroyed the apartment in 4 months! Trying to speak to someone was almost impossible, I got the standard, “it’s not me it’s so and so you need to speak to” I ended up complaining to the senior manager who, whilst appearing sympathetic offered no real support. To find that the tenant was on a ‘nil deposit’ scheme and that when trying to claim against John shepherd for the damage, I was told we will only cover their part of the carpet/ curtails / wall that are damaged! And also apply standard wear and tear, where 10 months prior the apartment was in ‘showhome’ condition? So what was I meant to do, cut around the damage and replace that piece of carpet/curtain! An absolute disgrace. I would urge anyone looking to use this company to avoid at all costs! My property manager, Tina Margetts was absolutely awful only contacting me when there was a problem, not interested when the tenants left my apartment in an appalling state. Update ***Following your reply below, perhaps you should have a chat with Jack Spellman, who I met and formally complained to. I am sure he can fill you in with all the details you need! I have no intention with engaging with your company any further.

Tenants exploiting agent!

If we could give NEGATIVE stars it would be more appropriate for John Shepherd. We as a couple rented a one bed room flat from John Shepherd Solihull branch in August 2023. There were many basic issues including no heating, moulds however, they never bother to fix those even after reporting several times. Moreover, they were trying to increase our rent from £900 to £1150 which was more than 27% increase within 12 months period, breaching the terms and condition of tenancy agreement. As we refused their unlawful desire, they were trying to evict us from the flat along with our new-born baby. We had been living in that flat about a year and a half and we used to paying rent on time in every single month and complied with all T&C on the Tenancy Agreement throughout. Emma Moran, who was our flat handler in John Shepherd Solihull, was such unprofessional and hostile and she started to harass us with our rightful deposit at the end of our tenancy with her fabricated claim and evidence. We left the flat on 17th January 2025 and today 28th April 2025, after over 3 months later we receive just a little portion of our deposit back! We recommend NOT JUST TWICE but think many times before rent property from John Shepherd if you don’t want to be exploited and lose your deposit.

Worst letting agent ever

Worst letting agent ever, utterly unprofessional, avoid at all cost! They have kept my deposit for more than one month and still no sign of returning it at all. I hired a cleaner to clean the property professionally, and they agreed that if they are not satisfied with the cleaning they can reach out to the cleaner for extra cleaning. However, they refused to do so in the end and they tried to reduce my deposit for this. Obviously I would not accept this and they stopped communication. I can only conclude that they just want to get some extra money from the deposit, utterly disgusting letting agency.

Still waiting for a replacement sofa after 6+ months!

The living room sofa was broken when I moved in, which I reported later to the property manager. After over half a year of chasing, I'm still stuck with the same damaged furniture! Every follow-up gets the same generic responses: waiting for landlord confirmation - yet nothing ever materialises. This is completely unacceptable for a professional letting agency. Avoid.
