GJ is a great rental management company. They are quick to respond to any questions and problems that you have.
Hard to contact someone I’m seeing a lot of comments saying. Application seems fraudulent ask for to much personal info.
Someone from Great Jones contacted me very shortly after I submitted my maintenance request. He asked a lot of questions and assured me that our urgent issue would be taken care of soon. He and the company who sent technicians out to us, were all very helpful and were in regular communication with us. The team they sent out did a great job getting to the root of the problem. We have been very pleased with previous issues being fixed quickly as well.
Michael has been so amazing through this whole process. I have never used a realtor before in looking for a home, but he has made the process extremely smooth with even making sure to give us accurate information to make sure we were approved. He was very patient throughout the process.
I am a property owner who hired Great Jones to manage my St. Louis property. I purchased the property through Roofstock, and this was the recommended management company. I've also had friends who worked with them before in Florida and heard wonderful things in podcasts. I've also spoken to the main Florida office, and they've been great. My experience with the Missouri office has been horrific. From the beginning, they forgot to file paperwork with the Section 8 coordinator to receive the rent. So, for 2 months the tenant had no idea who to pay, and all payments went to the previous owner. This was difficult to bring to their attention because you can't get a human on the phone using their Owner phone line. I sent multiple email requests and they were insanely slow to respond. Always non-answers to each question, very dismissive. They have no intention of solving your problem, their MO is to drag you along, say they'll follow up, and never do anything. I asked them multiple times to call me because I felt this was an easy thing to resolve in person. Instead, they refused and forced me to spend the next 6 months nagging them to do their job. It's been 8 months; I still have not received my rent. They refuse to try and track down the payments. Initially they attempted to blame Roofstock for not properly handing over the documents for the property transfer. This was demonstrably false because I had been CC'd on those emails. It's a really bad look to be caught in your lie, especially when trying to blame your business partner. When speaking to their support, they would never admit fault and always argue that they didn't miss any payments because they believed they were supposed to start managing the property 2 months after signing a management agreement. This was their way of denying fault. The issue is that the management agreement itself states that rent was to be collected in the 2 months they failed to do anything. Each time I contacted back via email, it was a new representative, and the whole conversation had to start over. I eventually managed to get hold of one of the original partners in the main Florida office who was better connected. I explained what was happening, and he agreed something wasn't right. Within a few hours he had me on the phone with an Accountant in New York to review the records. She was very forthright and acknowledged something was very wrong. Said that the data entry was done improperly, financial records were not in order, fake records had been entered incorrectly, etc. After some investigation, she said it was clear that the rent had not been collected, and it was the fault of Great Jones. I was told they would investigate and follow up. After a long time, the result of the investigation was "the old owner got your money because we forgot to file the paperwork with Section 8". When I asked what the remediation was, they went dark and never emailed back. Phone calls went unanswered. Follow-up emails were straight up ignored. This was all super hard to keep track of, because the numbers in the Great Jones dashboard are not correct. One day it will say the tenant paid a bill, the next it would say they didn't. After months of incorrect data, it's apparent you can't trust the dashboard. To make matters worse, I realized after 8 months that they didn't have the tenant's Security Deposit. At this point, it's more of a legal issue. I emailed to clarify and make sure they had it, and if not then where it was. No response. A month later of follow-ups, still no response. At this point I started collecting evidence for pending legal action. I first contacted Roofstock and let them know what's been happening for the past 8 months. I asked them to provide any documentation on the handoff since Great Jones had attempted to falsely blame Roofstock in the outset. Roofstock was amazing, and immediately started investigating the issues. Roofstock is a top-notch company from my experience, and they tracked down that Great Jones did fail to collect payments, then failed to contact the previous owner to get them returned, then failed to notice that they never received the Security Deposit from the title company. While this is happening, I was notified that the tenant filed two emergency repair requests -- a gas leak, and a leak with constant flow of water under the sink which also had mold. The tenant said they couldn't stop the flow, and after 24 hours there would be damage. Great Jones scheduled a maintenance appointment for 48 hours later. I was told in the automated email that I would be informed as to the cost and result when the request was finished. It's been a week, and I still have no idea what's happened. I've called and been redirected to about 6 different numbers and haven't been able to speak to a human.

communication, communication, communication! I didnt give a full five-star review because, communication is not that great. i am going to be moving in next week. The most positive thing so far was the email responses from Perly B and Michael Weiss. Perly got back to me in a reasonable amount of time, as did michael, the leasing agent. But i can tell that there needs to be more staff, and maybe more phone departments to assist with specific tasks As applicants, we should be well informed as to the status of our application as well as the home we are interested in. The phone reps were kind of helpful when we were able to reach them. Improvement is needed, but i can tell there needs to be more sttaff. That would change a lot, and simply knowing the status of the home we are interested in would be nice. maybe a queue, so that we know how many applicants are interested inthe home we want.

Michael was absolutely amazing! I viewed a house in the morning and by that night I was approved for a house. The fastest process I have ever experienced.
I was having so much difficulty navigating the rental process, especially during COVID since everything is either online or through an app. However, I was able to reach a leasing agent at Great Jones, Michael Weiss, and he is the best! He answers his emails in less than 24 hours, sometimes even right away. He even gave me a call and walked me through the application process. He stayed in contact with me and kept me informed about everything going on, and because of his help I’m moving into a place in less than a month. Thanks Michael!
I wish I could give them negative stars because the people are trash for a company. They bought my fiance house from the previous landlord and gave her 30 days to move after sending the letter two weeks in giving her two weeks to move. Which she still moved in time. They put an eviction on her a month and a half after she moved forcing us to hire an attorney. Please run from these folks, terrible communication, hard to talk to a person, their lawyers never returned any calls. These folks are a horrible excuse for a company. Please take my advice if you want to do yourself a favor
Worst rental experience of my life. They breached the lease after I moved across the country, leaving me with 2 options, choose another GJ property or find another home- after I had traveled 4 days and had furniture arriving. House was inhabitable for 2 weeks. Bathtub rained water into my living room, ruining my leather couch, heat and gas were out for 6 days in the dead of winter, no correspondence. I constantly have to oversee people coming to fix things, doing terrible jobs and then others coming. In the 9 months I've lived here, I've had Maintence people out sometimes weekly to fix major issues with the home.
It is my belief that Great Jones Property Management is scamming people out of application fees. I filled out and paid for an application to rent the property a month ago. In that time I have only received a couple of form emails from Great Jones, nothing indicating the status of the property or my application. The form emails stated that if I had any questions to reply to them. I did have a question about my application and replied, but did not hear back. I called the company several times over several days but there is no way to get through to an actual representative or even leave a message. I sent a couple of emails to the address on their website and have not heard back from them. The property that I applied for is no longer listed, so I assume it is now rented, without any real correspondence from Great Jones. I am out $50 for the application as I will not be doing business with this company. If this is not a scam, then they are unprofessional and their lack of communication is a big red flag to any potential tenant. There is no way I'd start out a relationship with a landlord that is impossible to get a hold of. I reported Great Jones to the Better Business Bureau and ask anyone else that has had a similar experience to do so. We deserve or money back for services that are not rendered.
Do NOT use this company! Do NOT use them! I can not believe that they are still in business. Unbelievable. They NEVER answer any calls and do not respond to your email at all or it takes days! This company is a scam and I will be reporting them to every site and place I can find. Never dealt with such a frustrating company where you cannot talk to anyone and you cannot resolve or do anything because there is no one there at the other end
When I considered switching management of my townhouse to Great Jones, I checked reviews and at that time I saw a lot of negative reviews from tenants but not from landlords so I decided to give this company a try. Big mistake! You can reach the regional manager directly only before you sign the contract. After that you need to leave any inquiry or request to general support email and you could receive a response in a few days or never. This company uses the cheapest contractors to do any repair which means no quality or warranty. AC was repaired 4 times within 18 months by different companies under Great Jones supervision and I was charged again and again. Nobody cared to get condo association permission to do the job so it cost more than $3000 to pay through Great Jones to these AC companies and then more than $2000 to redo everything again according to condo association requirements. GJ interested tenants not paying on time so they could charge a late fee which they kept and which exceeded the monthly management fee, then delay payment to the owner by 2 months. After tenants leave, Great Jones requested to do repairs to make my condo "livable" again so they can list it for rent. Estimate was more than $4000. They used a security deposit to pay for last month's rent, so any damage caused by tenants was not covered. Cleaning, repainting all walls, cleaning/ replacing carpet, buying new washer and dryer as tenants took my old washer and dryer away, plumbing repair, countertop replacement, blinds, door stops, etc. Everything was destroyed by tenants and they paid nothing. Great Jones decided that it is much easier to charge owner than tenants as they already left. Great Jones never did walk through to record the existing condition of the condo when the contract was signed, so there was no way to prove what damage was done by tenants. There was no way to reach anybody from Great Jones directly. I got a local phone number but it always forwarded to voicemail, and I needed to wait days to get any return calls. Even if local property manager Alex Varcheski promised me some money for repair and missing washer and dryer, I never got it. After all repairs were done, GJ agreed to list my property for rent but with conditions to reduce price by 2% for every week on the market, so if they were not able to rent my townhouse within a month, lease would go down by 8%, and this reduction was not negotiable. I would highly advise against getting any business with Great Jones. This is the worst property management company.
Latchel was great. Toilets backed up as well as tub and sink. They had a plumber at the house at 9:45 pm. Communication the entire time. As bad as having backed up plumbing is all the latchel representatives were amazing.
My only complaint is not being able to talk to an actual person ever.
Every time we have needed maintenance it has been dealt with extremely quickly and in any verbal interaction they have been very friendly and helpful. To get such a speedy response after reporting an issue is excellent and we are more than happy.
