Poor communication and inconsistent service made our home-buying process unnecessarily stressful. We were contacted by multiple solicitors without clear points of contact, emails went unanswered, and their online portal was outdated. Unexpected fees—some inaccurate—on completion day and months later added to the frustration. For the £3,700+ we paid, we expected much better service. Would not recommend them.
I needed to remortgage quite quickly and Reece made sure it all happened smoothly and in a timely manner. I was very pleased with the service I received.

Conveyancing Direct act for a party in my chain and William H Brown (part of the same group of companies) are also involved. I don't know exactly what is going on as neither firm acts for me. However, over the last 6 weeks or so, we've repeatedly been informed that there are only a few small issues to resolve yet we never move forward. More recently, we have been told several times that the party concerned are ready to exchange when they are not. Agreed dates for completion come and go. At the eleventh hour we were told that there was an issue about the source of the party's deposit which surely should have been dealt with at the outset. Even now Conveyancing Direct do not have cleared funds for the deposit, despite saying that they would be ready to exchange last week. I am surprised that Skipton Building Society, the ultimate owner of Conveyancing Direct and William H Brown is willing to be associated with such poor service. I've moved house several times and this is my worst experience (nothing to do with my own solicitors who have been excellent). I can only say do not instruct these solicitors or agents.
We are at the top of the chain and not even using this solicitor thank goodness. CDPL are acting for the buyers at the bottom of the chain. They are absolutely useless! We should have at least exchanged at the end of October but we're still waiting. CDPL raised enquiry after enquiry, and apparently when they did get them back they sat on them for days and didn't action them. Enquiries have been going on since October!!! The file handler left. It's now been passed to a new handler who has raised yet more enquiries. Our chain is about to collapse through no fault of our own and if this happens we stand to loose thousands just from this companies incompetence. This will be raised to the senior file handler but to be honest this won't make any difference as CDPL couldn't care less. What makes this even more alarming in that CDPL must be reading all the negative reviews about their company yet no response from them! None of us in the chain know where we are going to be for Christmas at this stage. It's just outrageous that they can mess around with people lives like this, yet alone what it must do to anyone who suffers with mental health. If your estate agent tries to recommend a solicitor to you, DON'T DO IT and find your own. AVOID AVOID AVOID AT ALL COSTS!!
A great experience with Reece. He was incredibly efficient and prompt in his responses via email. We were working up to a tight deadline to remortgage and he did all he could to push this through for us before the deadline. Thanks Reece!
AVOID!!! company are by far the worst This is a totally incompetent company, lazy and slow. we have a first time buyer and I have no chain. The process of selling a house through this company was the most stressful experience we have ever had. It's taken so far 6 months and still no closer to completing. They lie constantly and delay at every opportunity, regularly claiming things have been done only for us to find out weeks later that they were lying and still things to be done. They keep saying this is the last query/waiting for paperwork, then come up with another excuse. For example: It’s a shared ownership sale but they told the buyer she needs building insurance before the exchange, which was never needed in the first place! (not with shared ownership as this is already in with the rent). The buyer is in tears, hoping her and her kids would be in by Christmas. After all this time, we still feel we are nowhere near exchange as there are still late paperwork waiting to come back which should had been sent ages ago. The buyers mortgage deadline will pass soon within weeks and she will have to reapply which will again take time. This sale should had taken 3-5 months to complete. If you want a quick easy sale, I would advise finding another solicitor Anyone considering using this company - RUN
There were problems with the sale due to probate issues. They handled all this very well and made things flow. I would recommended them

Emily was fantastic with my move, got it through and completed much quicker than I was expecting and she was really helpful and knowledgeable whenever I had a question which was a massive comfort as a first time buyer. We decided to go with this solicitors as they were part of the same company as our estate agent. From the beginning it was really difficult to contact the person responsible. We lost our buyer for unknown reasons and when we found another buyer the solicitors were even worse. We were assigned to one solicitor, then this solicitor left and we were never notified and we had no idea who took over the case. The solicitor sent requests to the wrong council, I told the manager about this and he said it was not true (I have confirmation from the other councils about the solicitor requesting the information) so the manager was not being truthful, wasting a whole month in the process, so something that started in May, we only completed last week (October). All the information required from the council was requested by me, all the chasing and getting information from different sources was done BY ME and to this day I have never spoken to the solicitor assigned to me by phone as he never returned my calls. He decided to request the funds for my purchase when the paperwork was not ready to proceed, causing my sellers to organise moving arrangements and therefore loose the money on this when the completion did not take place. This also required for the funds to be returned to the bank, to then request them again when completion was ready. When I asked WHY the funds were requested on the first place if we were not ready and I did NOT give my approval, the answer from the member of staff was "I do not know the answer, he did not leave any notes" as he was on holiday. I requested her to leave a note for him to ring me first thing in the morning once he was back to discuss this and he never did. Absolutely terrible service, I would NOT RECOMMEND this company. Shockingly after all this, and while doing the work for them, they charged me full price.
WOULD NOT RECOMMEND TO ANYONE - The process of buying a house through this company was the most stressful experience. We worked with 2 conveyancers Robert & Christina and neither of them seemed sure of what they were doing. Robert was telling us for 2 months that we needed a certain document, only 2 find out after 2 months of chasing the seller and their solicitor it was never needed in the first place! He rarely replied to emails, Christina was rude in the way she emailed and no one seemed to work with even a tiny bit of urgency! Finally in our home now but we would NEVER use this company again! AVOID AVOID AVOID!

Zero for customer service Zero communication Zero commitment Zero updates Zero ‘f’ given if you try to chase things up Complete lack of respect for customer If you wish to loose your sale or purchase- go ahead with them! Oh and try finding out what on earth are you paying their fees for because it certainly is for being on holiday and not reading your emails that is for sure
After 18 months since completion only now finding out due to trying to sell that I still don’t legally own my home and can’t sell it due to the post completion paperwork either not sent to land registry or land registry has an issue with it original case handler has left the company now my calls are being ignored
