We were Ad Hoc guardians for approx 18 months in Ipswich and Cambridge. All the Guardian recruiters, and the buildings and compliance officer Luke Cutler,have been very pleasant and helpful. Our last recruiter was Rebecca Fulford, we found her to be very professional, helpful, friendly and kind. It was a very pleasant experience and we would definitely consider using Ad Hoc sevices again in the future.

The whole process has been so smooth and I can’t thank Rebecca enough for all of her help throughout. She is absolutely lovely and is so responsive to emails which has made things so much easier. The house is amazing and very affordable due to being on the property guardianship scheme which works really well. So happy with how it’s all worked out and very grateful to Rebecca and Ad Hoc for making this happen, thank you!

Having lived in Belfast over recent months (there are currently no Property Guardian organisations over in Northern Ireland), I feel blessed to have returned to working in an English city where Ad Hoc welcomed me as a Guardian for a second time (after a Liverpool site in 2015!). This particular dwelling is a modern 4 bedroom detached house with gas central heating, fitted kitchen including essential white goods, two toilets, electric shower, large garden and off road parking etc So no complaints there! and the two staff I have had dealings with from their Yorkshire office have been proactive, professional and helpful/informative throughout.

The team, Martin, Aqsa and the rest are so supportive and give quick response to issues.

Nothing but positive things to say about ad hoc . Martin and Aqsa are not only very professional but very friendly also . The whole moving in process was smooth and stress free couldn’t have asked for much more really.

Amazing way to rent at an affordable price. Maintenance team respond quickly and they have some really interesting properties.

I was desperate to find accommodation and so lucky to stumble across Ad Hoc Property. For £420/month I was provided with two unfurnished rooms in Popham House, Wellington, Somerset. Heating, electricity and council tax all included, but that may not be the case in all of Ad Hoc properties as well as rent variations. Toilets, Shower and kitchen facilities provided. A very nice place to stay and very close to Wellington town centre. The other residents were friendly and it was a real pleasure to stay there. Thoroughly recommended.

Came across a Adhoc property online as needed something quick and affordable at the time (Oct 2021) and found them seamless to deal with through the vetting stage to moving in. The room was a very good size and I was able to furnish it also adding carpet. I dealt with Martin who would also do room inspections monthly and Craig with maintenance issues etc. Both were always approachable, professional, very honest, transparent and communicated very clearly by email and texts. Updates were always provided and any maintenance issues were always acknowledged and resolved when they said they would be. Having had a bad experience with previous management my experience with Adhoc is like night and day compared to them. I only moved out at the time due to the church selling the property. Adhoc again were very clear with their notice period and gave us 2 weeks extra on top of the 28 days guardian notice period. We were always kept in the loop regarding the potential sale from negotiations as far back as December 2022. Deposits were kept secure and returned as advised. An overall excellent experience of how property management and dealing with guardians/tenants should be. Anyone looking at Adhoc can be rest assured your going to be treated well communicated clearly to and have a positive experience. In the North area/ Leeds you may come across Martin and Craig who will provide you with the same experience I had so overall I'd definitely recommend an Adhoc managed property if your looking for quick affordable accomodation with a guaranteed positive management experience to go with it.

Dealing with dary pattison has been great,he communicates well and explained the licence too me and was very professional and always happy to help.I look forward to moving into my new property would definitely recommend this company

I stayed at 3 AdHoc properties over 6 years, Doreka Anderson from the London office is particularly diligent with admin & finance matters, making the transfers straightforward & seamless. Rebecca Fulford from the Cambridge office was our last POC & took good care of us in Chesham, she even offered to bring me breakfast in bed :)

Many thanks to Rececca Fulford of the Cambridge office for making the stay in Cheshama smooth and pleasant experience. Where difficulties arose with the property these were sorted out and the clear and open communication and common sense was very welcome. Much appreciated.

Everything was explained so well. Every person I spoke to were really friendly and professional. Lois was brilliant at managing the process for me. I was so dubious but when I collected my keys Rob was really thorough. Love the gardens and other guardians have been so so welcoming !

Firstly, what a great option Ad Hoc provide as guardians for potentially empty properties. Secondly, what excellent service the whole team provides. Our Devon property needed to be occupied for security and to ensure the property was kept in good condition. And the person their provided was so good, we have kept them on under the new arrangement we have adopted now that we no longer need a guardian. The communication at tall times was first rate. And they were able to provide everything needed to comply with regulations and good service. We would unhesitatingly recommend their services to potential guardians and property owners alike.
