If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them.

Less than poor - do not use this agency to manage your property.
Their charges are extortionate and they do nothing for their fee.
My agent was off sick for weeks and no one took over the management of my property. The tenants were smoking cannabis and I was having to deal with the complaints.
They also failed to inform the tenants that the property is for sale and so the tenancy was short term.
I will be filing a formal complaint.
Their sales dept at Crystal palace are not much better. If your property is not the easiest sale they quickly lose interest, fail to provide feedback and avoid your calls.
If I could give a zero I would.
Jamie at Welling was extremely helpful and was always updating us on the sale of our family home whenever there was a change or any progress made, however small. This contact was all important especially when the selling and buying of a home can be so stressful. The contact with our sellerβs estate agent was basically an automated email every few weeks - No comparison! Jamie made the whole experience a lot less stressful and I would have no hesitation in recommending Acorn in the future. The personal touch made all the difference.

My sale turned out to more complex and drawn out than first expected and the support given to resolve issues and expedite the process wherever possible was greatly appreciated .
Definitely not the cheapest but you get what you pay for and in this instance fee was very well earned.
I would not hesitate to recommend.
Advertised the wrong flat - and I only found that out on viewing the flat, finding it was half the size and the communal garden advertised wasn't accessible at all. The agent wasn't aware until people started turning up for viewings. I believe the re-advertised flat is now also being advertised for more money, despite being smaller and in poor condition.
Incredibly poor experience as a tenant. Consistently not answering to emails, many broken promises and frustration. After a month in the flat, some things promised to be fixed when we moved in are still broken. Takes a lot of time and effort to deal with, avoid if possible.
The worst property agency. They breached the tenancy agreement and they never responded to our emails and complaints. We have so many important issues running in the property (no fridge/freezer, no hot water, tap linking water). The most important is they got in the property a couple of times without giving us no access notice. They don't respect customers' privacy at all.
If you don't want to get in troubles, definitely not recommended.
Utterly incompetent!!
The biggest story here is not (incredibly poor) experience last year having moved with Acorn, but the following:
Our neighbouring flat serves as a brothel!! It is being managed by Acorn and was also let by them. Needless to say, this makes our lives a living hell. Late night shady drunks, the fear of meeting customers, terrible noises coming from the apartment: you name it, weβve suffered from it.
At first, I thought that when the landlord finds out about it they will evict the occupants. We contacted Acorn numerous times asking them to do something. Absolutely nothing was done. Definitively nothing.
I assumed that the landlord just knew about it and chose to rent it to whoever is willing to pay the leasing.
Guess how surprised I was to find out that the landlord had no idea about his property servicing for such purposes! We managed to get the email addresses and contact them, and I understand that theyβre reviewing their legal options. Good. Thanks got for that.
Our own experience should have prepared us for that, as acorn was the classic untrusted estate agent who just want your money. Poor mails, agents who donβt know what theyβre doing, etc etc
Soto summarise: if you want to have the worse experience of your life as a tenant or as a landlord - these guys are you company.

It took Acorn 4 days to reply to our review, stating that it was "an immediate action".
We're still waiting for the promised eviction of our "neighbours".
AVOID this agency like the plague.
This agency is all about robbing tenants. I blame myself for not checking the reviews first, as I had a very similar experience as Luis below.
Very unreliable, borderline legal, and very very dishonest.
Interacted with Acorn London Bridge Branch. Appalled by the experience. The Branch Manager (Stuart?) sounded not at all bothered by Gazumping, made one wonders how much of honesty the office have.
A property could be listed for several months, but then all the sudden, 2-3 parties were whipped into a bidding frenzy at precisely the same time.
It's true sometimes there isn't much you can do because how tough the London property market is. But if you ever have the luxury to choose your property agent, it's best to steer away.
