The staff at the Acorn Rainham branch…

The staff at the Acorn Rainham branch are a credit to the sector, from our initial talks with Kieran through to Mark and Remmi when completing. They all went above and beyond to make sure we was fully satisfied and always kept us updated. In this process we had dealt with several estate agents and by far Acorn Rainham were the best. If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them. Well done Mark, Kieran and Remmi Thankyou so much Lee & Alice

I have dealt with multiple estate agents in the past, and I found the staff at Acorn Rainham branch exceptional. Mark and Kieran were professional as well as very friendly and easy to get on with. They kept me informed the whole time, which other agents have not. I would use them again in the future

Terrible

Terrible! Avoid at all costs. I paid my rent late three times in the course of two years. Twice due to change in jobs and there was nothing I could it about it. They failed my reference for a new flat and was unapologetic. Extremely dismissive and rude staff. Took a year of being here to get a toilet seat fixed let alone other repairs. I’m a journalist so I’m planning to expose them soon if they carry on this way. Complete and utter disgrace of a company.

Sidcup to the seaside

We initially had Kelly value our home just as the Sidcup Branch of Acorn opened. It was almost a full year until we put the house on the market with Acorn (we’d initially gone with another EA), and Kelly arrived with the same warmth, enthusiasm and intent as before. In order to sell our house, I was impressed at how Kelly just didn’t look at the price and numbers, she’d taken into account the style and type of property we lived in and was able to contact those people whom she thought it would appeal. From this we had quality viewings, not quantity. We had realistic conversations about house prices. Our views on this were always respected whilst recommendations were backed up and essentially we were happy to trust Kelly. Kelly kept in good contact with us through the entire process, some hand holding towards the end when the pressure was on for all parties concerned, Kelly understood our concerns and did her best to understand the emotional side of selling the house whilst dealing with the office side. We thoroughly reccomend Kelly (and Paul) and the entire Sidcup Acorn team. Their approach felt up to date, progressive and personal and we now live in our dream house by the sea. Thank you.

Okay, but could certainly improve.

A solid if not great estate agent. They know the SE London area well and the fact they can utilise their customer base across their branches is a positive. Initially very eager to get the flat on the market and take our business; very confident of a quick sale but when viewings failed to convert into offers for the first couple of months, updates were infrequently offered despite chasing. That said, once an offer did materialise our account manager Leon was very good in handling the process on our behalf and remained available for any other questions we had until the process concluded.

They don’t even deserve1 star

They don’t even deserve1 star, they have been the worst institution that I have dealt with in my life. Their services are horrendous. The people working there are rude and hard to talk to. Their flats are not safe, no sound proof and expensive. We have lived in one of their properties for 2 years. The alarm was going off 3 sometimes 5 times a week, the lifts were always broken. On top of that, they have decided to change the cladding when we moved in. The noise was unbearable. Be really careful before signing any contract with them

If I could give 0 stars I would

If I could give 0 stars I would, I have been lied to constantly, I was told there were no parking spaces being distributed until I spoke to a new Tennant who was given a parking space the week she moved in, I had been asking for 13 months, I only got a space because the office manager didnt put my call on hold and I heard her entire conversation, this is when I realised that they had been lying to all tenants. Issues with my property take around 12 months to resolve, my intercom was faulty from the day I moved in and it took 1 year for it to be fixed, my windows leak when it rains and it's been 10 months since I reported it, and I am still receiving excuses, the excuses I have been given now is the same one from 8 months ago. Would never go through acorn again. Very unprofessional and communication is awful.

Awful. Would definitely give a 0 star if I could. All employees I’ve dealt with are right down rude. Acorn is refusing to follow up a major issue with security in my block. Yes security. Watch out people

Acorn worst agency ever!!!

They don’t have the choice to put 0-star. It’s the worst agency I met , after they get the money for the rent,they forget that you exist as tenant. They don’t want to pay for fix or replace stuff at home .

BR20SW - Some Good, Some Not so Good

FACTS I stayed at 54 Durham, BR20SW from 31-Aug-2018 to 30-Jul-2019 and the property was let by Langford Russel and managed by Acorn Property Management. The owner, a Doctor had moved to Canada for a year and the property was let on a fully furnished basis. POSITIVE FACTS =============== 1. They did respond to all mails that were sent to them at various points in time. 2.They delivered some of our important mail/post even after we had vacated the property 3.They accepted an extra key and a pair of cushions much after vacating and settlement of all dues and which had accidentally come with us to our new house. 4.They delivered some of our stuff we had left behind in the house, well after we moved and the Dr owner had come back. 5.They carried out around 3 inspections of the property during our stay, took photographs and clearly communicated and emailed that the property is well kept and sent photographs to the Dr Owner in Canada and to us. 6. Convenient location near Bromley South and well mannered and polite staff. NOT SO POSITIVES ================ 1. No detailed overview of the property was provided and they did not know how to operate underfloor heating or what some buttons / switches etc were for. For everything they would have to check with the landlord and responses were very slow 2.During the move in process they collected £252 for checkout charges, £150 for the agreement, £192 for referencing and £570 for EOT Exit Cleaning and their staff stated that "the deposit of £2019 would be fully refunded as they have collected the exit cleaning charges etc in advaance" - I wish they would train their staff not to make such statements 3. They did not have any idea where the thames water meter was located and I had to find it on my own 3. When I had some issue with the elctric meter readings and just had some basic queries, they actually got the meter changed !! which messed up a few other things like my readings !!!! 4.My wife, my son and I had 3 severe falls from the staircase of the house as the carpet was worn out and edges were smooth / rounded. We reported this to them many times but they took no action. Even though it was a serious health and safety issue 5. About 3 weeks before the checkout they did an inspection and said that the property is very well maintained and they will refund the £570 end of tenancy cleaning charges and they ACTUALLY REFUNDED it. -- However this was a PHONE conversation and unfortunately my wife did not record it on email 6. One week before checkout they called and said that the refund was a mistake and asked me to pay it back - which I promptly did --> CLEARLY SHOWS fundamentals of property management 101 are missing in their process manual 7. We checked out on 30-July as agreed and delivered posssesion to them. --> Mistake - should have taken photos of everything and sent it to them.... PLEASE DO SO IF YOU EVER ENGAGE ACORN is my recommendation 8. Their end of tenancy Inventory check was carried out on 6th AUG after 6 days and in the report they stated that one Kitchen Dish Water extractor drier stand is missing. This was totally surpising as we had clearly left it behind. Our guess is that the cleaning agency hired by them threw it out. 9. The Dr Owner landlord carried out an inspection on 15 Aug - full 15 days after vacation of the property and had a different version of the property status and garden status and stated that there is a LEAK from the upstairs bathroom which is visible on the ceiling of the kitchen.... NOW ACORN INSPECTORS CARRIED OUT THREE INSPECTIONS and NEVER REPORTED THIS...EVEN THE EOT Checkout report NEVER REPORTED THIS.... 7. They finally deducted £640 from my deposit for a) a Kitchen ceiling spots which were no where mentioned on the EOT report b) for a kitchen dish stand which was actually there when I left and which was thrown away the EOT cleaning agency hired by then and c) for an overgrown garden bamboo shoots when it was not over grown when i vacated... Lots of my friends stated that nothing is due from me ( and even they stated that a few days before vacating ) but since I did not want to go through the hassle of arguments and paperwork...i just let it pass My recommendation is, if you hire ACORN, please create a MAIL TRAIL proof of every conversation, chat, phone call with them and please take photos of every nook and corner and share it with them and please be present when their EOT cleaning agency does any cleaning.... Ofcourse, they also have a lot of positives which i have listed in the beginning....

Utterly incompetent building manager

Possibly the most unprofessional and incompetent property management I've ever encountered. Slow to rectify faulty public areas and unclear communication. I've had several issues with regards to rent payments, misleading information regarding apportionment of rent to the extent where I have had to seek advice from citizens advice and Shelter who advised me to report to trading standards. Only after providing this information was I listened to however, property manager is now avoiding direct communication with me which frankly, is the most pathetic thing I've ever come across. Probably won't be renewing my tenancy because of this ridiculous inability to manage anything let alone an entire building.
