My Honest Review
Having flagged my honest review, This is a rewrite to show what I endured in the hands of Victor Michael. Victor Michael displayed a series of dishonest behaviors you really need to be aware of before getting into business with them. It all started with Piyush, who showed us an apartment. While being fully aware that the last tenant moved out because of the high cost of heating the flat due to the single glazed window, Piyush told us that the apartment actually has very low electric bill due to the solar panel that are on the roof. I believed him as I couldn't really climb up to the roof to confirm. By the time I realized this deceit , it was already too late and that was how we ended up in a constantly cold apartment. Once you turn on the heater, the smart meter shows consumption at up to Β£4 per hour. At 12 hrs per day and 30 days per month, you'll be looking at about Β£1,500 in electric bill monthly during cold months. Piyush did not show any remorse for this misleading information as he claimed that he did tell me about this fictitious solar system but that the property was never advertised on that basis. Very convenient. Then you move onto Kelly, who other reviewers have described as rude. She denies every conversation minutes after you get off the phone with her. She was quite a bully. And was constantly trying to access our apartment while we were out. And when I refused, she would threaten me with some charges that would be put to me if I didn't let them into the apartment. Kelly booked an engineer's visit and we agreed on the date, on the agreed day, Kelly contacted me and said she had to cancel the visit and that it would need to be done the next day, I explained that I can't take 2 consecutive days off, and that was when she tried to intimidate me, she claimed that my contract states that they need to give me 24hrs notice to access the apartment, a had to explain that it doesn't give her the right to issue multiple 24hr notices and expect me to sit at home everyday in order to honor the 24hr notice agreement. She left the stairway of the apartment in a very horrible and dirty state and I had to make several requests before she sent a cleaner to clean the stairway. Her explanation was that it wasn't yet due for a clean. The stair way had not been cleaned for about 3 months at that point. We suffered from giant spider infestation, and despite all my pleading for a fumigation of the compound, Kelly refused and we had to endure living with the spiders as all our efforts to eliminate them were futile because the ones outside would just come back inside after a short while. The giant spiders were crawling out of everywhere, toilet, kitchen , shower, and light fixture. My 8 yr old daughter would constantly run into our room at night as she was having nightmares about the spiders. And when we moved out, Kelly cooked up a series of false claims in order to withhold our deposit. All her claims were found to be false and untrue. Such behavior should neither be endured nor experienced by any tenant. I wish someone had told me about these agents before I got into a contract with them. We had a horrible experience renting from Victor Michael and it turned out to be very expensive as we bought furniture for the apartment that we didn't need as we moved into one of our properties. I hope this review helps someone, I hope landlords can read this and think twice before giving Victor Michael their properties to manage. You know them now. You're informed

Iβm very excited to moving out of my new apartment which I got with the help of team Victor Michael that I can say no1 estate agent team in the east London . And specifically thanks to Dora and Piyush the help me with everything Iβm very happy to see them .
We were first time buyers
We were first time buyers. Piyush handled our case and he was really good. Hands on with everything. We started the process in January and completion was in March. Definitely recommend Victor Michael.

I can honestly say in the frustrating and confusing world of property sales Victor Michael is a shining example of the perfect estate agent. Having tried other main stream agents we were left feeling very frustrated with the lack of returned calls, follow ups, wrong details, wrong pictures and general lack of professionalism. By pure chance we met George Athanasi, branch manager of Leytonstone Victor Michael...George is extremely passionate about his work, as are the rest of the team. I can not praise George and his staff enough, calls are ALWAYS swiftly returned on the rare occasions we are unable to talk to anyone straight away. Viewings were plentiful and were ALWAYS followed up and the feed back passed straight on to us. We are kept updated regularly as to the current position of our sale. The team are friendly polite VERY professional, knowledgeable, organised and leave you feeling in safe hands. It doesn't matter how many calls I make or queries I have, George answers and explains them all.....I highly recommend Victor Michael

First impressions
It is still early days into my relationship with Victor Michaels' estate agents but so far t has been a very pleasant experience. Our work schedules were tight so getting documents across was proving slow and difficult but the staff at Victor Michaels were patient and helpful throughout. At this stage I would recommend them to anyone looking to rent a house.

Better than many
Victor Michael have managed my property for a number of years after a disastrous period with another agency who seemed quite unscrupulous and lost me money through successively bad tenants. However Victor Michael have always seemed very straight forward and although they manage it for me I remain in control of all decisions so a common sense and practical result is obtainable. Their property checks are improving greatly and the last one was the best I have ever had done, showing unreported damage which they subsequently took up with the tenant with eventually a satisfactory result. Their repairs department and Elvio in particular is very efficient, albeit the new system of on-line reporting seems to make it more onerous and long winded from the landlord's point of view, especially a decisive one as I am. I do not need chasing and their inbuilt e-mail reminders of time left for action are particularly irritating and rude when something is being dealt with. Also my emailed responses via this system are outside my Outlook e-mail so I do not have a copy of my replies. Even logging onto the system does not give me this. I like to have proof of what has been agreed. However I believe they are a good company to deal with and are genuinely trying to give excellent service within some very peculiar Council requirements.
