A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all β€” and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

Property Management Services

Urang provided a seamless transition for property management services from our previous agent, complete with checklists for block and tenant management as well as financial services. After the transition, Urang facilitated capital improvements, boosted occupancy, and increased rental rates while simultaneously reducing operating costs, leading to improved cash flow. Furthermore, they helped us secure a caretaker for the property, significantly enhancing tenant satisfaction.

Urang has helped us set up the RTM…

Urang has helped us set up the RTM company very smoothly, as well as transferring the management from the previous company to our RTM. They are very patient and reply to emails very promptly, which is very reassuring. Would recommend them to everyone who is currently suffering from poor management company.

Urang are supposedly carrying out a full complaints process including at the most senior of levels, but have assumed no responsibility for anything. For this reason we are likely to escalate the complaint externally - the response via their online services is of no value. Urang have disappointed on many aspects of building management. We sympathise with their other clients who express the same. Urang are slow to respond even in urgent situations such as the recent collapse of a party wall to the front of our garden. Urang put forward a Legislative Health & Safety Assessment that is not even relevant to our building. They continue to do so, despite our own verification with the FIA. Urang have failed to represent our interests in a crucial part of a subsidence insurance claim. This would have resulted in a large and unnecessary expenditure had we not rectified it directly with the insurer. All of this is in addition to years of chase ups for a variety of issues. We therefore would not recommend them.

They do nothing, expensively

In one full calendar year I have paid them thousands of pounds and asked them to do one thing - to address a pretty bad leak on my outside wall. They made zero progress on this issue, didn't answer the phone, didn't answer emails, and the longest email I had from them was 11.5 months in when their credit controller sprang into action to query why I had withheld my final month's service charge and threaten to pass me to a debt collection agency. Amazingly, that person answered the phone first time. They promised to get me an update on the leak. I paid the service charge. I never received the update. Zero stars if I could. Edit 27 May 2024: we have given notice we are using a different company going forward but I did just write an email to the address given below to give them private feedback. The email bounced.

Leaky roof and ceiling getting fixed

I've been working with Susan Bantjes on a roof leak and she has been absolutely exceptional with communications and helping to sort the leak out! Not only was the insurance claim and roofer organised incredibly quickly, the communication has been kind and positive throughout. We're just sorting out the ceiling part of this experience but with Susan's support, I have no doubt we'll resolve it ASAP. Thank you for your support here, Susan!

Terrible accounting skills and poor response rate

Due to poor response rate, I have to write here to get some kind of adequate reply. Urang customer feedback/complaints team - please respond to me. I have sent many emails to our building's agent, AG, regarding the annual budget of the service charge, yet she has not sent back the finalised budget that we freeholders amended and is overcharging us. She keeps sending back the same invoice, then not just for 1 quarter but 2 quarters when this is too early. We then received a credit control email from your debt collection team. I wrote back to them 9 days ago asking to put in a formal complaint yet I have received no response. I emailed urang customer feedback 3 days ago, but no response. Given the urgency of the situation I expected an immediate response. You will find my emails from JF.
