A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Urang - Incompetent Management

Urang took over the management a building in which I previously owned an apartment. The block was previously managed by First Port who were worse than completely useless and about whom I left a review here a while back. Despite having sold my flat six months ago and Urang being made aware of this fact several times they persist on billing me for the service charges and ground rent threatening to pursue me for money I clearly don’t owe them. One does wonder how these property management companies run their businesses.

Low quality, high fees

A disorganised and unresponsive company that failed to deal with a potentially very dangerous gas leak within our building despite continued emails from the tenants highlighting the problem and risks. In the end the tenants had to be the ones to deal with the gas leak directly with national gas. Urang did not send anyone down to the property to help national gas understand the building / wiring, pipes or electricals. Now, 5 months on from the gas leak, Urang are still yet to sort out the damage to the property that was caused by work done by national gas to solve the gas leak. Urang are incredibly slow to respond to emails and showcase complete internal disorganisation over the management of the property and tenants, this coupled with a complete lack of logic / basic thought process shown by the property managers leaves for a pretty poor performance all round. So all in all...not great. But I assume they will respond to this comment far quicker than they respond to our emails!

Potentially the most useless company I…

Potentially the most useless company I have ever had to deal with. They are awful and I have no idea how they can still operate. They've managed our block of flats for a few years now and charge an awful lot for a terrible service.

Awful service, totally unhelpful

We have been having issues at our building since months, Urang people didn't provide any solution or they just don't reply. I'm leaving 1 star only because zero is not an option. Edit: I received a request from Trustpilot to add more details otherwise my review could be removed, so there we go. Here below the detailed list of issues we are currently experiencing at our building. But please note everyone, that Urang has been contacted countless times about these issues (their CEO has been cc'd too) and I didn't receive any reply from them! - The main entrance door is broken, meaning that literally anyone can enter the building. This is a safety issue. - Fire door on 2nd floor is still broken another safety issue - Lift is still broken (since July 2022). I know for a fact that tenants and landlords reported this since July 2022 asking for the lift to be repaired, but NOTHING was done by Urang. - One of the letter box is still broken - Cleaning service? I believe nobody cleaned the stairs and common areas since months now - Broken downpipe in the garage of Number 42 which we suspect is a soil pipe so this could result in a serious spillage of soil waste. Our landlord asked for Urang immediate attention on this. It is grotesque that I have to waste more of my time and detail here again all these issues, when I have been sending emails reporting exactly the above but received ZERO replies from Urang I have also requested to receive from them a link/form in order to submit a formal complaint, but again, no response. @Trustpilot: You should really check all the 5 stars reviews. They all have the same format and wording. It's pretty obvious that they are leaving 5 stars reviews on themselves and people working there are giving themselves positive feedback. I'm sure that if you check the emails and IP addresses of those reviews, at least half of them will turn out to be fake.

Wouldn’t even give 1 star! In my 4 years of experience with Urang. This property management company are shockingly awful. DO NOT USE THEM. These 5 star reviews (saying that the 1 bad reviews are fake) are ironically fake themselves. For starters, the only lift in our building has been broken and not worked for a over year, and for over 2 years my letter box has been broken, left gaping open on a main road leaving my mail vulnerable to theft. I exchanged over 10-20 emails regarding this over the space of a year+ and it was screwed closed with a screwdriver, meaning I go downstairs from the top floor with a screwdriver in hand to manually unscrew and screw back up to collect my mail. For 2years. It’s a joke. I sent photos clearly showing the issue - replace the lock, they eventually sent someone to check and he just reported exactly what my email with same photo, and all my further emails were ignored after that. Landlords and tenants have to hound and harass Urang to get things even acknowledged - and clearly never fixed. At best they respond to your email, drag it out for as long as possible, and if you’re extremely persistent (which realistically no one has the time for) they might send someone over to look at it, play around with some things and never return. Then they will drag it out even longer. I’ve worked in property management myself and there is absolutely no excuse for this level of negligence and unprofessionalism, shifting responsibility between new and different names - Ombudsman need to launch a serious investigation into them. Staff at Urang should be ashamed, you have ONE JOB. Why is it so hard given the amount of money you’re taking in????

They do absolutely nothing

Urang took over management of a small block that I own a flat in over a year ago. Since then they have done virtually nothing apart for issue bills. The lift was reported broken last July and it's still not working. The block remains in a state of disrepair and neglect. Incredibly slow response and then no follow up. I cant think that a management company could be any worse.

The worst property management company…

The worst property management company on earth. We’ve been “managed” by them for 18 months and just passed around from account manager to account manager. No one has provided us with our accounts over that time despite asking regularly, and the service charge they want us to pay is a joke. Listen to the negative reviews and avoid!
