Speed Bump concerns and noise at night24/7

We are residents of an estate on Bromyard Avenue in Acton, West 3 London, currently managed by your company since April of last year. While we do appreciate that some aspects of the estate are being handled well — such as the cleaning — there is a serious issue that needs urgent attention. Recently, a speed bump was installed in a specific area without any prior consultation with leaseholders or residents. This was done without warning, and many of us believe this was unauthorised. Although Richard from Berkeley has confirmed that he agreed to the installation, we still believe this action was improper. As far as we understand, a managing agent is not permitted to independently make traffic management decisions that affect the estate’s residents in this way. This speed bump has had negative and dangerous consequences: • Cars are now driving onto the pavement to avoid the bump — which has resulted in near-accidents, including one where I was nearly hit. • Residents living near the bump are subjected to loud, jarring noise every time a car goes over it. • Despite multiple complaints, management has refused to remove or adjust it. We are calling on Gary Cane to step in and help resolve this issue. We also ask that you liaise with the on-site manager, Abdul Aziz, who has mentioned concerns about his own working conditions — including being underpaid and not compensated for overtime. This matter is urgent, and we are requesting a full review and a direct response. The safety and well-being of residents is important.

Terry Peters, is one of the many reasons why pbm has got such a bad name for them selves. She never returns calls, emails or passes messages on. I've had an on going issue now for over a year now! Which I want to see proof of the work they have carried out. They charge you Extreme service charges, but when you ask for proof, they dely you. I've just been told by terry she doesn't work on my block no more? Honestly pbm property management is so disappointing!

Trying to hide their failures

Wrote quite a lengthy google review detailing my experiences with PBM. They appear to do basically nothing for the amount you pay them, and I would guess internally they’re not much better as they managed to forward me internal call stats meant for their staff. Their new tactic is deleting their google business page to hide the ever increasing list of horrible reviews to try and protect their image. Unfortunately now it just makes our block look likes it’s managed by a company that can’t even maintain a proper business online presence.

Horrible property management company!!

Horrible property management company!! Would have given a negative rating if possible, very common problem in the building they manage with lifts and fake fire alarms going out every now & then. The most recent is no water in the entire building since Friday 4th July 11am. Almost 190 families are devoid from the most basic necessity WATER. Actions which PBM should have taken on Friday itself were delayed until yesterday and there is no hope of water returning to our taps until tomorrow 9th July. Its chaotic, cant write much of how poorly PBM is managing this building in Croydon.

Do not trust this Company to look after your building

They are none conductive or do not communicate. And repairs are left for months or just not done. They do not manage your building they take your fees and do not take responsibility for Repairs. Your welfare and living in a safe building that for the last 2 yearshas been soul destroying All monies have been paid for over 2 years for roof and window Repairs still not done. We pay outrageous Management fees for repairs and such like . When repairs are reported they are not done. When we the tenants and the owners email they are never answered no complaints are treated as urgent. We have cameras that need to be wired in 12 months we have been waiting for some kind of security ,at a cost of 300 pound to have the. Working no comments. Main entrance door fixed to be broken again a quick fix . The money spent on fixing these over a period of time they could of been replaced wasted..moneys. after the fire no clean up walls, ceiling, carpets doors black with smoke damage. Aerials not yet fixed If you only listen to who pays your wages we would not have complaints to this standard. This has now gone to the Health and safety of Standards you are not fit to manger.

If you ever come across a property…

If you ever come across a property managed by PBM, RUN. This company is a complete disaster. We’ve been paying service charges, yet the building is falling apart. Maintenance is neglected, communication is non-existent, and they clearly don’t care about the properties they manage. I honestly don’t understand how they’re still in business or why anyone would want to work with them. Stay far away.

A single star is far too generous for…

A single star is far too generous for this incompetent company. How they haven't been investigated by Trading Standards yet, is beyond me, perhaps it is now time. From management down, PBM is by far the worst company I've had the displeasure of dealing with. Gary is as useless as the rest of his staff. The turnover of staff is a reflection of how poor it must be internally. Why you'd apply to work here is beyond me. To anyone reading this, stay clear, if I can save one other person from this management company, this review would have achieved something, and saved another from excessive demands, non existent management, unqualified staff, and in general a sh-t show of a company. To anyone hoping to find an alternative way to lodge a complaint, please contact RICS.

West 3 Development. PBM are currently in a different league…

PBM are currently in a different league compared to some of the underperforming previous incumbents. The team are cogniscant of the need to ensure the development is a nice place to live; crucial to meeting this goal is the leadership role of the estate team. Estate Manager Abdul Aziz is delivering. The cost of property management services is a challenge yet the PBM team delivers value for money within budgetary constraints.

PBM Arrive at W3 with a whiff of fresh air. …

It’s refreshing that since PBM PROP MGT took over at W3 Bromyard Ave, residents received regular updates, events, and sharing residents Assn Mtg feedbacks. And actively engage residents, also remind residents to maintain social decorum for a peaceful, safe and clean environment in the W3 estate. June 2024 was when the W3 team from the estate Mgr Abdul Aziz & his team at Concierge incl Sam, Allwyn, Frank, Terry, and rest met me. Thanks heaps ! David

Service Charge Queries Answered Effectively

As a new owner at Greenwich Peninsula I had previously had difficulties making phone contact with PBM to discuss service charge & ground rent mechanics. However, today I was able to discuss my queries directly with Sabrina (Elstree Admin) and she was exceptionally helpful at resolving my issues. Hence my 5star rating.

I currently reside in one of the properties managed by PBM property management, and my interaction with them has left a lot to be desired. I made several complaints regarding the tenants living above my apartment for months and got no response or solution. Furthermore, their nonchalant attitude towards me when during our conversation left a very sour taste in my mouth.
