I’m happy as long as you keep me informed about the occupant’s in my unit which I’m pleased to say is happening now.
Last year the apartment was empty for many
months without my knowledge and cost me a lot of council tax plus a fine for non payment but I didn’t know about it.
But now I’m happy with the information and regular payments.
Worse management company ever
I constantly had to chase them for rent payments, they were never on time and always had some excuse. The level of professionalism is shockingly low, and it was nearly impossible to reach someone who could actually help.
The tenant didn’t pay rent for several months, and the company made no effort to follow up or resolve the issue. After I finally managed to get the tenant out, the apartment was left with significant damages, and now they refuse to return my deposit.
To make things worse, they charged me for changing the locks, even though the new management company had to do it because they lost the key to my apartment. That level of carelessness is unbelievable.
I wouldn’t touch this company with a 5-foot stick. Completely unreliable and unprofessional.

I lived at Norfolk House 2 in Liverpool for one year, managed by Urban Evolution. My experience was extremely disappointing.
The building’s lift was broken for about 9 months of the year. Every time we were told a part was on order or the service company had been changed — but no real action was taken. For over 3 weeks we had no hot water in the building. Despite multiple emails apologising, nothing was done.
I didn’t complain at the time, hoping issues would eventually be resolved. But after moving out and returning the flat in excellent condition, I was shocked to see over £600 deducted from my deposit. I had no damages and even cleaned the place better than when I moved in. I’m now in formal dispute through the DPS.
Since then, I’ve read reviews from other tenants who’ve faced the same treatment: excessive deductions, made-up charges for cleaning or painting, and even invoices from companies that had already been dissolved.
Urban Evolution’s practices appear systemic — delays, unresponsiveness, poor building maintenance, and an unfair deposit return process. Be careful, take photos, and don’t accept unfair charges. I would not recommend this agency to any future tenant.
Predatory man allowed to stay in building - AVOID!
We are writing this here because there has been a severe lack of protection for the people of Norfolk House One. A male resident who has had various encounters over the years with a vast amount of people, who are prominently women, flashed himself in front of two female residents. The majority of his problematic behaviour is usually of a predatory and inappropriate nature towards women.
This incident has been reported to the Letting Agent UE and the Police. Instead of removing this resident, UE have decided to give him a final warning. The tenants of the building have collectively decided this isn’t enough action considering the nature of the incident and also considering that predatory behaviour is a regular occurrence from this individual. Many of us have approached UE nearly a month ago, in an attempt to stress how he is a danger to the tenants and how this isn’t an appropriate or safe response. We have still not received a reply, even with residents attempting to follow up this issue. This unfortunately is a common practice for UE as they completely ignore complaints most of the time.
We are writing this as a warning to anyone who might be thinking of moving in here. Particularly if you are a woman or vulnerable person, as his behaviour has affected the mental state of multiple residents even prior to this incident.
