One of the worst experiences I had with this agency. I rented a house from them and verbally agreed and emailed confirming my extension of my stay. But suddenly the agent left the agency and the landlord changed his mind and evicted us by using no fault eviction. Not only that, they rented the place for less than what we were paying. It's a scam to get your deposit money. They charged us £1700 for property damage but the court ruled in our favor and we got our deposit back. Be careful.

Lauren is absolutely fab!!

I had a great experience with Lauren Foster from the John Shepherd team as she helped us with arranging to have a pet in our tenancy. It can be a bit nerve-wracking asking for a pet but from the the first interaction Lauren was friendly, supportive, and helpful in her approach and was just as enthused when our Landlord agreed as we were!! Our emails were responded to quickly and she was able to pass on all information efficiently. An absolute star 🌟 and we hope to have more interactions with her in the future

Stay away from John Shepherd

Centrick used to manage my property, and I never had any issues with them for 7 years. Once John Shepherd Birmingham Branch took over my property, the experience was very different. So, if you are looking around for a letting agent, please refer to all the one-star ratings on Trustpilot. There must be a reason why landlords/tenants are so upset with John Shepherd. If John Shepherd is your current letting agent, I will advise landlords to be more hands-on, even though you are paying a full management service fee for John Shepherd to manage your property. As I used to be very hands-off when Centrick managed my property, I had a very costly lesson when my property was managed by John Shepherd. To be fair, their senior management staff (Chris, Stuart, Julie, Jack) are all very responsive and professional. They gave me their full support during the formal complaint process. I was just very unfortunate to bump into a very absent-minded property manager. Just to name a few - he forgot to deduct the final month's utilities from my last tenant's deposit; forgot to inform Ginger Energy of a new tenancy, and all expenses were charged to me; forgot to sign on a Section 21 notice and when my eviction consultant would like to submit court papers to apply for a possession order, the unsigned Section 21 notice was invalid and the whole process had to re-start again; forgot to inform the Birmingham City Council of a new tenancy and I received a huge bill for council tax. As a landlord who is paying a full management service fee, I don't expect that I have to check the work done by my property manager. Those are just their "bread and butter". Right? I can't imagine so many things can go wrong. So, if you are looking for a letting and management agent, please read all the 1-star ratings on Trustpilot. I think comments on Trustpilot are very reliable. When I was very desperate to look for an eviction company last year to evict my tenant, I read comments on Trustpilot and found a very good eviction company with all 5-star ratings.

My friend and I had finalized one of their properties recently and Mr. Quentin Lee was the agent who helped us with it. He made the whole process really smooth and simple for us. He was quick with his email responses when we raised queries, even during out of office hours. He was humble and patient throughout the whole time. Highly recommended the agency and Mr. Lee!

Quentin Lee from John Shepherd

Quentin Lee from John Shepherd had been very helpful since the first I contacted him, we were looking for a loft studio in Birmingham which is really popular there. Mr Lee never gives up, the properties are running out fast, after two weeks of hard work by Mr Lee we now have a sweet dream home. I really recommend and enjoy using this company’s service and Quentin Lee from John Shepherd will never disappoint you!

AVOID ABSOLUTELY HORRIFIC

Upon moving into this property as of DECEMBER 2022, the property was NOT cleaned upon my arrival and was in poor state. I actually had to purchase cleaning products to proceed with a deep cleaning of my own bedroom. Neither were the cupboards, stove, living area or any other shared kitchen facilities. So the notion that this flat was in good living condition is incorrect. I left the flat in a better condition than I found it in. The walls were already in poor condition upon my arrival also. They were discoloured and had fine cracks in them, evident as standard wear and tear, which is not tenant responsibility. I have inflicted no physical damage on any walls within my short stay at the accommodation. The floors were a huge thing I complained about upon moving into the property and they were ALSO in poor condition upon moving in. I also complained to this to the John shepherd, which was ignored. I was told that the landlord found it suitable and that I shouldn’t not have signed the tenancy agreement if I was not happy with the state of the walls and carpet, which I continue to STRESS, was in extremely poor condition before moving into the property which I unfortunately did not view before i signed the lease. The lights near my room have never worked and are built into the wall, I’m not sure how I am supposed to take responsibility for THAT as it was already poorly fitted BEFORE I moved into the property and I would not know how to change them. I never touched them. The state of the bathroom is of wear and tear, no physical damage inflicted in any such way. The bed, also in poor condition upon moving into the property. The flooring of the kitchen was always scuffed up and in poor condition prior to me moving in. I accept blame for one of the TWO living room chairs I met during my whole time at the tenancy (there were never 4). I weakened one leg as I used it to stand on top of the electricity box to reset the meter. But not to the amount I am being requested to pay for a singular chair. I’d like to see a receipt for the same chair, in order to replace, or paying for one at a reasonable price. I remind you I had been living there for six months only. Many of the problems the landlord is requesting me to fix were there BEFORE I moved in which is unnaceptable. I complained to my flatmate, as seen in the attached messages (same number can be found on the system) on my MOVE IN DATE on the poor quality of the house and he even offered to clean it as nobody in John shepherd had bothered to arrange a cleaning. Repost as my review was deleted and I will keep reposting and checking. Rajak Ali and the rest are horrifically negligent and cold
