One of the worst experiences I had with this agency. I rented a house from them and verbally agreed and emailed confirming my extension of my stay. But suddenly the agent left the agency and the landlord changed his mind and evicted us by using no fault eviction. Not only that, they rented the place for less than what we were paying. It's a scam to get your deposit money. They charged us £1700 for property damage but the court ruled in our favor and we got our deposit back. Be careful.
I had a great experience with Lauren Foster from the John Shepherd team as she helped us with arranging to have a pet in our tenancy. It can be a bit nerve-wracking asking for a pet but from the the first interaction Lauren was friendly, supportive, and helpful in her approach and was just as enthused when our Landlord agreed as we were!! Our emails were responded to quickly and she was able to pass on all information efficiently. An absolute star 🌟 and we hope to have more interactions with her in the future
Centrick used to manage my property, and I never had any issues with them for 7 years. Once John Shepherd Birmingham Branch took over my property, the experience was very different. So, if you are looking around for a letting agent, please refer to all the one-star ratings on Trustpilot. There must be a reason why landlords/tenants are so upset with John Shepherd. If John Shepherd is your current letting agent, I will advise landlords to be more hands-on, even though you are paying a full management service fee for John Shepherd to manage your property. As I used to be very hands-off when Centrick managed my property, I had a very costly lesson when my property was managed by John Shepherd. To be fair, their senior management staff (Chris, Stuart, Julie, Jack) are all very responsive and professional. They gave me their full support during the formal complaint process. I was just very unfortunate to bump into a very absent-minded property manager. Just to name a few - he forgot to deduct the final month's utilities from my last tenant's deposit; forgot to inform Ginger Energy of a new tenancy, and all expenses were charged to me; forgot to sign on a Section 21 notice and when my eviction consultant would like to submit court papers to apply for a possession order, the unsigned Section 21 notice was invalid and the whole process had to re-start again; forgot to inform the Birmingham City Council of a new tenancy and I received a huge bill for council tax. As a landlord who is paying a full management service fee, I don't expect that I have to check the work done by my property manager. Those are just their "bread and butter". Right? I can't imagine so many things can go wrong. So, if you are looking for a letting and management agent, please read all the 1-star ratings on Trustpilot. I think comments on Trustpilot are very reliable. When I was very desperate to look for an eviction company last year to evict my tenant, I read comments on Trustpilot and found a very good eviction company with all 5-star ratings.
My boyfriend phoned 3 times to enquire about a property, twice the phone was picked up and then we had the phone put down on us before had chance to speak, on the 3rd attempt, a girl called Emily answered, and abruptly said “Property has gone, any changes and will let you know” Before the word know was finished, Emily put the phone down without him even getting a word in
I’ve been renting with John Shepherd since May 2022 & it’s been a breeze. In particular, Caitlin MacDonald is fabulous at keeping me informed of any checks, following up repairs & other activities required for renting. She’s always professional, efficient & lovely to interact with 😃

I tried to do business with them as a landlord. Emailed their lettings department giving my details. Never heard back. Gave up. Presume they have all the business they need.
A very smooth and fast process from the beginning. In a few days we moved in the new home without any headache. Samantha our agent was extremely helpful and we got all the information. Thank you Sam
48 days now after leaving one of John Sheperd rental properties and l am still waiting for my deposit. It should have been paid within ten days. Tina Margetts is dealing with me and she is completely useless at her job. Looks like l will have to go to court to sort this out. l am completely pissed off with this company and Tina.
If I could post ZERO stars I would. Absolutely abysmal service from start to finish. Zero customer service. It's hard to tell if their staff is strained to be unhelpful or just plain stupid, such is the degree of their incompetence. This business needs to be avoided. Sadly as with many in this industry, very little checks and accountability is possible so they keep on treating clients with contempt.
Unreliable, no communication.
I am the landlord and while they 'managed' my property the tenant managed to get 2 debt collections for my flat. John Shepherd did not tell me this.
Cheryl Quinney in the Bham office is probably the least capable of all them. Completely useless and unprofessional.
They are not willing to solve the issues and refund me from the tenant's deposit, or communicate to find a solution.
I was told that I should pay for the cleaning fee and they refund. They have not refunded me. The tenant
still owes late payment fees from unpaid electricity, they also don't refund me that either OR communicate to find a solution. (Tenant played a very nasty game to move his electricity debt onto my name, that they don't want to refund.)
They do not respond to my emails to solve the problem. I provided proof, statements to the agent, but they don't communicate to discuss what to do and hold onto all of my money.
I also had different communication about advertising my flat. The agent told me I cannot advertise while the prev tenant is there then they said that is not true.
They caused me a lot of problem and lost money, never ever again do business with them.
*update 3 months later: I have managed to talk to the agency who seemed interested to resolve it that day, however it has been another month without any update/reply or solution, so still at the same point as 5months ago. I was also asked to remove the negative reviews.
*update 4. Nov. 2024: Received a statement saying that instead of they pay me back the cleaning fee I paid, I need to pay them. Basically instead of they refund me the cleaning fee I have paid, they want me to pay them back. I called them around 7 times, emailed Kai-Ewan 8 times, and still after 3 weeks, no reply. :)
