Having flagged my honest review, This is a rewrite to show what I endured in the hands of Victor Michael. Victor Michael displayed a series of dishonest behaviors you really need to be aware of before getting into business with them. It all started with Piyush, who showed us an apartment. While being fully aware that the last tenant moved out because of the high cost of heating the flat due to the single glazed window, Piyush told us that the apartment actually has very low electric bill due to the solar panel that are on the roof. I believed him as I couldn't really climb up to the roof to confirm. By the time I realized this deceit , it was already too late and that was how we ended up in a constantly cold apartment. Once you turn on the heater, the smart meter shows consumption at up to £4 per hour. At 12 hrs per day and 30 days per month, you'll be looking at about £1,500 in electric bill monthly during cold months. Piyush did not show any remorse for this misleading information as he claimed that he did tell me about this fictitious solar system but that the property was never advertised on that basis. Very convenient. Then you move onto Kelly, who other reviewers have described as rude. She denies every conversation minutes after you get off the phone with her. She was quite a bully. And was constantly trying to access our apartment while we were out. And when I refused, she would threaten me with some charges that would be put to me if I didn't let them into the apartment. Kelly booked an engineer's visit and we agreed on the date, on the agreed day, Kelly contacted me and said she had to cancel the visit and that it would need to be done the next day, I explained that I can't take 2 consecutive days off, and that was when she tried to intimidate me, she claimed that my contract states that they need to give me 24hrs notice to access the apartment, a had to explain that it doesn't give her the right to issue multiple 24hr notices and expect me to sit at home everyday in order to honor the 24hr notice agreement. She left the stairway of the apartment in a very horrible and dirty state and I had to make several requests before she sent a cleaner to clean the stairway. Her explanation was that it wasn't yet due for a clean. The stair way had not been cleaned for about 3 months at that point. We suffered from giant spider infestation, and despite all my pleading for a fumigation of the compound, Kelly refused and we had to endure living with the spiders as all our efforts to eliminate them were futile because the ones outside would just come back inside after a short while. The giant spiders were crawling out of everywhere, toilet, kitchen , shower, and light fixture. My 8 yr old daughter would constantly run into our room at night as she was having nightmares about the spiders. And when we moved out, Kelly cooked up a series of false claims in order to withhold our deposit. All her claims were found to be false and untrue. Such behavior should neither be endured nor experienced by any tenant. I wish someone had told me about these agents before I got into a contract with them. We had a horrible experience renting from Victor Michael and it turned out to be very expensive as we bought furniture for the apartment that we didn't need as we moved into one of our properties. I hope this review helps someone, I hope landlords can read this and think twice before giving Victor Michael their properties to manage. You know them now. You're informed
I’m very excited to moving out of my new apartment which I got with the help of team Victor Michael that I can say no1 estate agent team in the east London . And specifically thanks to Dora and Piyush the help me with everything I’m very happy to see them .
We were first time buyers. Piyush handled our case and he was really good. Hands on with everything. We started the process in January and completion was in March. Definitely recommend Victor Michael.

Very professional and efficient and friendly service in the letting of my flat. They found excellent quality tenants. All documents were processed to a high standard. They kept me informed of progress and also instructed for EPC and PAT which meant I did not have to organise these myself.
After several months of trying to by property in East London and being stunned by the level of dishonesty, incompetency and lack of professionalism we were delighted to find Victor Michaels. We actually had a choice of two properties and a big factor in our decision to proceed with the one we did was that we felt it would be more straightforward to deal with this agent than the other option - and we were right! Our agent was Kyra Irons. She was knowledgable, communicative, straightforward and went out of her way to help us in every way. She liaised effectively with both solicitors to push the sale along and was extremely proactive. The property we purchased required renovation and as we are currently overseas, Kyra liaised with the builders and monitored the work even though we weren't paying for management services. Their letting department found us tenants and arranged everything for us. Having worked in the London property market myself for over 10 years I can honestly say that Victor Michael are a rare breed of estate agents and I would highly recommend them to anyone looking for property services in East London. The staff in Victor Michael are excellent. We received outstanding support throughout a complex purchase. Mahe managed our case and she was fantastic. She had a reassuring "can do" attitude and sorted out any issues we brought to her during the ongoing conveyancing process. Having her "progress" the case made so much difference. Incredibly able, kind and so helpful. Her ability to liaise between various solicitors, move the case forward and keep us up to date was outstanding. We were made most welcome by the other staff who shared our excitement of the buying process. This was such a lovely touch. Very highly recommend this estate agent.
We had a very long and tricky house-buying process with it taking around 9 months, and I don't know how we could have done it without Victor Michael. Both Mahe and Wendy from the Woodford Green branch were really helpful with progressing the sale and keeping us informed, and were always happy to help. Kept me more informed than my own lawyer. Thanks very much and highly recommended.

We met Chris who showed us around avenue road. He was very welcoming and even offered to drive us to the office after our viewing. Which was very kind and unexpected. We then dealt with Kelly and Claudia, both were helpful and friendly. Every step of the way we have felt that we can ask questions and have been supported through the process.
We rented a flat with Victor Michael's help. We faced several issues during the tenancy. We realize that many of them might have been coming from the landlord, however the way it was handled reflects poorly on Victor Michael as well. Almost all light bulbs went out in the common area. It took SEVERAL MONTHS of asking and reminding before the lights were eventually replaced. The common area was very dirty. It was cleaned only a handful of times during the two years we were tenants there. And even after that there were places with rubbish laying around. The flat was partially furnished. Whilst signing the tenancy agreement, we were assured that some of the furniture (a sofa and two armchairs) will be removed. When we actually asked to do that we heard that they need to check with the landlord and that it is in no way guaranteed. It took 4 months to settle that. On top of that, when settling the deposit, I was called and asked where this furniture is. Really?
