Having flagged my honest review, This is a rewrite to show what I endured in the hands of Victor Michael. Victor Michael displayed a series of dishonest behaviors you really need to be aware of before getting into business with them. It all started with Piyush, who showed us an apartment. While being fully aware that the last tenant moved out because of the high cost of heating the flat due to the single glazed window, Piyush told us that the apartment actually has very low electric bill due to the solar panel that are on the roof. I believed him as I couldn't really climb up to the roof to confirm. By the time I realized this deceit , it was already too late and that was how we ended up in a constantly cold apartment. Once you turn on the heater, the smart meter shows consumption at up to £4 per hour. At 12 hrs per day and 30 days per month, you'll be looking at about £1,500 in electric bill monthly during cold months. Piyush did not show any remorse for this misleading information as he claimed that he did tell me about this fictitious solar system but that the property was never advertised on that basis. Very convenient. Then you move onto Kelly, who other reviewers have described as rude. She denies every conversation minutes after you get off the phone with her. She was quite a bully. And was constantly trying to access our apartment while we were out. And when I refused, she would threaten me with some charges that would be put to me if I didn't let them into the apartment. Kelly booked an engineer's visit and we agreed on the date, on the agreed day, Kelly contacted me and said she had to cancel the visit and that it would need to be done the next day, I explained that I can't take 2 consecutive days off, and that was when she tried to intimidate me, she claimed that my contract states that they need to give me 24hrs notice to access the apartment, a had to explain that it doesn't give her the right to issue multiple 24hr notices and expect me to sit at home everyday in order to honor the 24hr notice agreement. She left the stairway of the apartment in a very horrible and dirty state and I had to make several requests before she sent a cleaner to clean the stairway. Her explanation was that it wasn't yet due for a clean. The stair way had not been cleaned for about 3 months at that point. We suffered from giant spider infestation, and despite all my pleading for a fumigation of the compound, Kelly refused and we had to endure living with the spiders as all our efforts to eliminate them were futile because the ones outside would just come back inside after a short while. The giant spiders were crawling out of everywhere, toilet, kitchen , shower, and light fixture. My 8 yr old daughter would constantly run into our room at night as she was having nightmares about the spiders. And when we moved out, Kelly cooked up a series of false claims in order to withhold our deposit. All her claims were found to be false and untrue. Such behavior should neither be endured nor experienced by any tenant. I wish someone had told me about these agents before I got into a contract with them. We had a horrible experience renting from Victor Michael and it turned out to be very expensive as we bought furniture for the apartment that we didn't need as we moved into one of our properties. I hope this review helps someone, I hope landlords can read this and think twice before giving Victor Michael their properties to manage. You know them now. You're informed
I’m very excited to moving out of my new apartment which I got with the help of team Victor Michael that I can say no1 estate agent team in the east London . And specifically thanks to Dora and Piyush the help me with everything I’m very happy to see them .
We were first time buyers. Piyush handled our case and he was really good. Hands on with everything. We started the process in January and completion was in March. Definitely recommend Victor Michael.

We rented our current flat through the agency. We also faced some trouble through the process, including a missing bed issue once moved in. The complex experience was alright and our agent Ben, that was proactive and highly response, tried to help, as he could. At the end we are happy and the property was very clean, extra star 🌟for that.

Abu is very experienced and always there to help. I’m a Landlady and Abu has helped me get good tenants for over many years for my properties. I have always felt I can go to him whenever I needed any help to do with my tenants. I would recommend Abu and Victor Michael ltd as I have had very good experience over many years. They vet their tenants well

As noted in the below response from Victor Michael, I filed a formal complaint about having been incorrectly informed about the details of our move-out, the result of which was delivered to me today. The complaint was handled in an organized and categorical fashion, and continued to contain flat-out incorrect information. Specifically, it states that Ben did not have information in the phone call where the misunderstanding happened. I have said multiple times that we discussed that exact information and this is not the case. There was literally no reason to call and speak with Ben without leading with that information. This has never been responded to, and I have no recording of that phone call. This incorrect information is something I have explicitly addressed to VM, and asked for an explicit response, but they have never provided one. They have specifically declined to provide a response when I say the circumstances they have outlined are simply a lie. It seems obvious they are avoiding any legal liability on paper whatsoever, even though it was their mistake that caused this situation. In response to VM's reply below, I will reply in the fashion that my complaint was handled: -at no point was the overall cowardly and greedy service ever mentioned or apologized for. -I'm glad you understand how frustrating the process is. It really is. It is absolute garbage. It's a garbage process. You invented it, it could be changed, but you've committed to garbage. Don't worry, at no point was I expecting anything but garbage anyway. -Have you spoken to Piyush in your office recently? Ask him if he's ever done a quick google search of "buy trustpilot reviews". They do wonders with details you can provide, but you do get stuff like "We found this experience good and help full and we are satisfied about what agency did for us," so tell him to maybe spend a bit more on a service with better grammar? The complaint states that they feel their summation of events is fair, despite the fact that it does not address what I have asked numerous times to be addressed. Next step is the ombudsman's appeal, it seems? Will be sure to post another update on the garbage service. Summary: If you're planning on doing business with Victor Michael, and they make a mistake, it will cost YOU 2 months of waiting, 2 months of rent for a time you didn't occupy the property, a highly unofficial and poorly-written response to a formal complaint, and, it turns out, an ombudsman's appeal process. Truly abysmal, even for London.
I rented a flat remotely from the Netherlands through VM and the whole process was very easy and smooth. Ben was very available for all my questions and needs. No complaints whatsoever! (+the flat is even nicer than in the pictures, and they are really friendly and helpful at the office!).
Having marketed my property with a certain colour on line agent, I was let down by the lack of care and timewasters , so I decided to call a local estate agent to look at my options, after chatting to Jay , he came to see me and showed me how my property should have been marketed, so I moved my property to Victor Michael and haven't been disappointed, the portfolio photos were top notch and only serious buyers were allowed to view, my property sold at the second open day, Jay has had control of the sale process and kept me updated at all times, I cannot recommend them highly enough if you want to sell your property.
