If there was a zero stars I think I'd give zero at this point.
There must be "review manipulation" going on here, it's the only explanation for the overwhelmingly positive results. I can't believe what we have experienced isn't "pattern behaviour".
Initially, to be fair, they appeared to be quite proactive, and got on with stuff really fast and quite efficiently. So I suppose if the case had been simple and straightforward, maybe I'd have a different view. And have recorded a much higher score.
But the case was not simple or straightforward, and they offered not much and not high quality support where one technicality hit. And the result was that we had to approach a separate specialist lawfirm to pick up where Simply failed. At enormous, additional expense.
Several explicit faults I'd like to mention:
1) Yes, they claim to have in house expertise about the Building Safety Act, but in reality, either gave questionable or wrong, or just partial information. It's a new and poorly written law, so maybe forgivable. They did "try their best", maybe.
2) Their ThirdFort App that they have chosen to use for ID and other checks is frankly just awful. They basically insist you use it. Other firms offer alternatives. The app is dreadful, absolutely horrible. And you have to use it over and over again. This really isn't OK. Feedback on this was basically ignored and glossed over. No alternative was given.
3) Several times now, during the process, which is not yet over, our allocated case lawyer has gone on holiday without saying a word, without doing any hand over, and without sending even a 2 line email to say "talk to my colleague X whilst I'm away, I've briefed them". This is utterly inexcusable, and is almost certainly a product of the "bulk" way that they run their business. A small local lawfirm would not do this. You'd be informed of any staff holidays, and a second person would be properly apprised and introduced.
4) Total lack of interest once a snag gets hit. Yes, once a snag crops up, and it hits a brick wall, the contact literally just stops. I think this may have exacerbated the problem I mention in point 3 above.
I would actively dis-recommend this firm. Don't try and "play along" with the Estate Agent who recommends them in exchange (no doubt) for a kickback/commission. Use a lawfirm you can go and visit, in person.
Considering it started so well, I find myself utterly dismayed and angry at just how terrible this firm has shown itself to be. And I am confident, for all sorts of reasons, that this is not uncommon. But, oddly, not many bad reviews. Why is that? Draw your own conclusions.
Why did I write this review now? I finally think we may be a day or two from Exchange. I go to email my lawyer one final bit of information. I get a bounce saying she's on holiday until the 10th, along with the not-hopeful "my emails are being monitored during my absence but you may not receive an immediate response".
Completely dreadful, habitually, procedurally dreadful. Dreadful by design. Dreadful by absolute lack of care and empathy.
If this all does eventually happen, and our transaction goes through, it will be down to my perseverance and patience and absolutely no thanks to them. If they do not voluntarily reduce their fees to me, I will be making a formal complaint, perhaps a complaint to the Law Society.
And if this review mysteriously "goes missing" it will be published far and wide on Social Media.
