Our Lawyer, Mollie Douglas has been fantastic. It was a difficult sale for my Brother and myself being our parents home, but Mollie kept us informed of progress and took the stress away from us. The solicitor was very efficient and helpful when we sold our house. Very quick to reply to emails and telephone messages, happy to explain things as it went through.
Kelly was exceptional in keeping me up to date with the sale and chasing the buyers solicitor for an exchange date. Once we were completed the funds were in my bank account within two hours.
Simply conveyancing obtained my details from the estate agent. They act for the counterpart in the conveyance and have the memo of sale. They are aware that a solicitor has been instructed to represent me. Despite this, they keep bombarding me with emails touting for my business. It is extremely poor etiquette to ignore my instruction of a solicitor and to continue contacting me asking for me to instruct them instead. Don't use them.
It all happened as it should, and updates from yourselves were always there, but the whole system is completely broken. To take 5 months from acceptance of offer to completion for an empty house is totally ridiculous.
Simply Conveyancing team have been absolutely great. Very timely and informative communications. All queries answered promptly. We have just exchanged on my house sale and hope to complete in a couple of weeks. Thank you.

I was recommended Simply Conveyancing by my estate agent at RSK. I was a bit hesitant at first to work with Simply Conveyancing simply because the price seemed more higher than other providers; however I took the wise decision to continue. I thank God I did so! My sale turned out to be a whirlwind of an experience with terms I never knew existed - a simple, no-chain and vacant freehold sale turned out to have a complementary leasehold, head lease, under lease and more. The first conveyancer I worked with was helpful and transparent but given the nature of how this file was unfolding, she made a professional decision to pass this file over to another conveyancer within the firm, which I immensely respect. From this date onwards, I worked with Amandeep. I honestly can’t thank Amandeep enough nor describe her level of expertise & professionalism! To me, a First-time buyer, she is the guru of the conveyancing world. Every question was answered, her thorough investigation resolved a million and one enquiries and ‘every i-dotted; t-crossed’. She got me to the finish line with a neat freehold title and ensured all enquiries were above satisfactorily answered. If I could recommend Amandeep for a bonus or the Oscar equivalent in the conveyancing world, I would. P.S. I hope your manager is reading this. We have been using Simply Conveyancing for the sale of my flat, the sale of my mum's flat and the purchase of a family home. I don't even know where to begin with the problems we have had with SC. And I shan't tell you the name I give them in my head. We deeply regret following Dexters Estate Agent's recommendation to use SC and ofc now realise Dexters do this because they are paid a referral fee by Simply (probably out of the massively inflated fees SC charges their clients). Simply Conveyancing has done all these things: - Tardily raised concern of conflict of interests. - Failed to request sight of an LPA. - Sent the LPA back to the wrong address, told us recipient had destroyed it BUT we found it in the recycling box outside the house it had been sent to. - Put the wrong names on the wrong transactions. - Lost us a buyer due to delays on one transaction and alate realization of a conflict of interests and we are about to lose the person we are buying from because of yet more oversights (see final point). - Had staff go on holiday with no warning and without delegating cover. - Had solicitors go on holiday for a week at a rate of about once a month throughout one of the transactions. - Failed to ask us to complete a Gifted Deposit form for Simply Conveyancing EVEN THOUGH we told them repeatedly it was in part gifted for ALMOST FOUR MONTHS. And more. My partner and I are now technically speaking homeless. We have kids. AVOID AVOID AVOID.
I used Simply Conveyancing when I bought my house 5 years ago. I am now remortgaging and the new conveyancer has flagged that Simply added a restriction to the TR1 which means that I now need to have a notary confirm my identity and witness my signatures to remortgage!!! This was not flagged to me at the time and will cost me £££ now. I suspect that this may be a standard corporate practice rather than a reflection on the two people who helped me at the time, who were outstanding in other ways.
