Bethan Pike was our property manager and has probably been the most caring and attentive person we've had manage our tenancy. When we ever had issues with the property, she was always responsive and helpful and also managed the end of our tenancy/deposit very well, handling a dispute with our landlord. We've had horrendous experiences with estate agents and private landlords in the past so it's a breath of fresh air to know there are great people out there.
Lottie at Dexters in Surbiton was on the ball, and always called me back if I left a message. She is very helpful and keen, and a great asset to Dexters. I would recommend using Lottie for your next house sale.
Since the thoughtful and kind attention when I was looking for a new place last April to my interaction with them as I became a tenant for one of their properties, the Dexter team has been exceptional.
In a recent experience Georgie Tilby and the team helped me quickly and effectively in sorting one of those typical -but painfully inconvenient- challenges when renting, specially when caring for someone elderly.
I just moved to another flat that is not managed by Dexters, and I already miss them. To be honest, their service is excellent—quick responses, fast maintenance, and even support on weekends if something in your flat is broken.
Long review to tell the story of how I rented a flat managed by Dexters for over 2 years and had more problems than I could ever imagine. Highlighting how poorly they function and how much they only really care about money going in. After many years of renting in London this was the worst experience I had.
1. Items agreed on the tenancy agreement weren't fulfilled and we were lied to by the management team: I requested professional cleaning of the flat including carpets, curtains and mattress to find out this never happened when I moved in. As it was a weekend I had to clean the flat myself and pay for professional cleaning of the carpets. When I asked about the curtains I was told they were being replaced as were too old. I was sent a catalogue to choose from only to find out several months later and after several emails where I was told there was an issue with supply, that this replacement had never been approved by the landlord. After this I noticed that for every issue they would not reply to emails but instead try to call. I had to request that everything was sent in writing, otherwise there's no proof of the conversations.
2. I had several plumbing issues including not enough hot water for all residents to shower in the morning. Plumbers were sent in, they then liaised with Dexters and we never heard back. When we asked what was wrong a new plumber would be sent in despite me telling them they had already been, only for the same to happen again. It took more than a year for someone to finally conclude the water tank was too small and old and needed replacement. Every issue gave place to a contractors visit which then resulted in no feedback to the tenants. When we had to chase this, no one seemed to be following up the issues and it all went in circles. To the point where the landlord refused paying for any repairs.
3. They have separate management and maintenance teams and outsource all of their services. They give named contacts for the management team and these people change without warning and without an email to update contacts. This results in emails being left unanswered for long periods of time before I realised that person no longer worked at Dexters.
4. There's no communication with the landlord and their fees raise at every opportunity which likely contribute to landlords also increasing the rent at every opportunity.
5. They visited the flat for an inspection without our permission: they were very late for an agreed visit and decided to just enter the flat without so much as a phone call to ask if this was ok when no one was at home.
6. When finally after intermittent issues with plumbing culminating in an entire week of not being able to use the kitchen with sewage coming up spontaneously, we asked to surrender our tenancy and had a very difficult time in having this approved as our issues counted for nothing and all that was important was getting a new tenant in, surely to experience the same problems (including plumbing, as they moved in the day after we moved out and no definitive repairs happened).
7. Finally the tenancy ended. They again send an external contractor to do a check out report which enumerates what the tenant is responsible to pay for without any information of what happened during the tenancy. I found myself having to refuse every single point including emails to prove of every conversation we had, including photos.
8. We then had to wait 2 months for our deposit to be returned. Their paperwork was only concluded more than one month after the tenancy ended, and only after 2 more weeks and a threaten for a formal complaint was the deposit finally paid.

Sherina Downes managed our exit from a house lease with exceptional professionalism and a great attitude. She was incredibly well-informed and patiently answered all our questions, making the process smooth and stress-free. As it was our first time renting in London, we had many concerns, but Sherina guided us through everything with clarity and kindness. Her expertise and friendly approach truly stood out.
Inspection visit was scheduled in advance and considering my agenda. All went smoothly, great chat and hopefully Landlord will be satisfied with the state of the flat.
