Came back from work and resting in my new wonderful home. I can’t rate Daryl enough for the experience he’s given me, he’s made it so easy to move here. Moving from Norwich was difficult finding somewhere, and it was a really smooth seamless process. Being from Heaton from where I came from and being able to locate me next to my mum. I've been in touch with Ad Hoc for a while now, both Claire and Aaron have been great throughout. Claire was super helpful in answering all my questions (and there were a lot!) and kept me updated even when things weren’t 100% confirmed yet. She was honest about what they could and couldn’t provide, which I really appreciated. Aaron reached out to me about a new place and was quick to follow up with details. It was nice to deal with someone straightforward and responsive. There were a couple of delays earlier on, but Claire took the time to explain what happened and made sure things were handled better moving forward. That really showed me they cared about doing right by people. Overall, both Claire and Aaron were professional, down-to-earth, and easy to deal with. Would definitely recommend them if you’re thinking about trying property guardianship with Ad Hoc.

Ad Hoc helped us find affordable accommodation in a perfect location during a stressful time. Claire was especially helpful in walking us through the process of becoming guardians. This is our first experience with Ad Hoc, but we have friends who have had positive experiences with Ad Hoc, which reassured our decision to trust this company.
Very fast process, second time of being a Property Guardian.
Have been with Ad Hoc twice and both times have been great. Have to say thanks specifically to Trina for making the extra effort in helping me into suitable accommodation which has really made a difference and is really appreciated. I'm very happy living in Ad Hoc accomodation and hope the current place continues.
When I saw Ad Hoc online I was unsure about becoming a guardian. Having met the other guardians in the property before moving, I noticed they were just like me, normal friendly people my age. Being a guardian means I get to live somewhere at a discounted price with likeminded people. It’s been an awesome stop gap and I’m happy to say Ad Hoc are a great property management company. Both Rory (Wells) and Trina (Bristol) went the extra mile when I moved in and Trina sent an email round robin out to other guardians to welcome me and help me get settled. They did! I’ve enjoyed living here and would do so again. If you’re questioning it, I’d say to go for it. It isn’t what you think.

The biggest issue with ad hoc properties is the lack of even a basic standard of living. The properties are substandard with very basic, often grubby rooms, kitchen and bathrooms. The very poor standard of living at these properties genuinely wouldn't be acceptable for a homeless shelter but appears to be legal in this housing scheme. I know some guardianship properties are better than others however the few I have seen are not the sort of places 99% of the population would ever stay through choice. The scheme boasts this basic living is basic because it is 'affordable', however this is only in comparison to the skyrocket prices of housing/ private rent which is out of reach for the high majority of (even full time like myself) working folk who simply cannot afford ‘’normal housing. It is most definitely NOT affordable in comparison to social housing rent and the average mortgaged property (who in addition doesn't have to share any of their facilities such as a kitchen and bathroom with strangers). Ad hoc state that they are entitled to perform inspections of private rooms at any point without notice which I feel is unnecessarily invasive and surely an infringement of basic human rights. Again this is justified as the guardians are licensees and not tenants. Basic safety and maintenance is also a problem, issues with unsafe electrics, no hot water, no access to mains i.e. fuse boxes, not enough shower/ washing facilities for number of residents. I feel the scheme of property guardianship in principle is a very good idea and it’s a shame its not a better quality.
The Ad Hoc Guardians solution can be a very positive choice, especially for people who are in a transitory phase. For example, you have found a job in a particular area where a room/flat is available at premises protected by the Ad Hoc organisation and you need a simple form of accommodation before deciding where you should live on a permanent basis in the district in question; you intend to save money for future projects; you engage in ‘smart working’ and want to start a sort of 'familiarisation and reconnaissance' phase in a particular part of the country. Personally, I am currently living at an Ad Hoc Guardians site in Wellington in Somerset. It's a wonderful building close to various parks and the countryside. I have also met some interesting people here and I've made a few friends in the peaceful 'community' I am living in.
Staff efficient and friendly. Overall positive experience. There's a potentially serious maintenance issue which is yet to be resolved. The building owner needs to act on this, and Ad Hoc have contacted them, but prior to moving in residents were informed the problem was fixed. So, can't give an entirely glowing review - but so far so good in terms of tackling the problem.
