The worst property management company I have ever engaged. Extremely high staff turnover tells you a great deal about a company Constant billing errors Constant complaints from residents who never get anywhere Multiple long standing issues which have not been resolved Arrogant management who simply fail to grasp the issue we are facing with there staff My solicitor will soon to be instructed to pursue them for falsifying bills and financial misconduct

Incompetent company unable to apologise when they were at fault. Incorrect figures given out causing a Large bill outstanding, took 6 months to notify me and then informed if not paid I would be put on the list for account in arrears. Customer service skills non existent.

Much improved support from CPM and Karan. Thankfully managed to clear an ongoing issue along with working with residents to supply garden planters within the grounds. So much nicer.

I have been dealing with Zoe at Cleaver for a long time and have nothing but praise. I have found them to be prompt at dealing with any issues and nothing seems to be too much trouble. I give them a thumbs up !!

I am giving a 1 start review only because I can't enter zero stars. We have stopped using Cleaver Properties for our block management. They are useless, I can not recommend their services at all. They have failed to carry out even the most basic requirements while they managed our block even regulatory things for fire safety and electrical safety have been ignored. It has taken months for even small items to be fixed or repaired. One example... Our outside doors required decorating, Cleaver sent in a team who only painted one side of the door! Poor gardening and cleaning services. Good riddance

I live at Vanbrugh Court and I’ve seen SO MANY improvements at the property since Taf has taken over its management. Big thanks to him for helping out and doing his best! - H

I only deal with Taf at Cleaver Property Management. He is professional and always responds promptly to my requests with feedback. I have been receiving incorrect statements showing outstanding payments this year. I have to point out the mistakes and do not get quick response or service from the accounts department. So, I now send all my correspondence directly to Taf who makes sure the accounts department deal with the issues. Taf is definitely an asset to the company. Many thanks Taf.

Taf has been extremely helpful dealing with issues with my property, returning my calls promptly and sending out professionals quickly where appropriate for example to fix an intercom system and to investigate the source of a leak. I am very grateful for his help and support and feel that he is a major asset to Cleaver Property Management. Thank you Taf.

Awful, awful company. No knowledge, no care in the completely dreadful service they provide, but you can be sure they're going to charge you an extortionate fee for it. If you've moved into a property they "manage" then it's bad, bad news. You can even see every good review they have on this page is in corporate speech, judge the tone of those reviews against the other clearly genuine ones.

By far one of the worst property management companies. We have been chasing service charge documents for 7 months now and do not get a single response to any email or call - you’d think they would want this payment, not that they deserve it given how little attention they give to anything that needs repairing! They are clearly active given they are responding to recent reviews on here??

I recently met Emma in a residents meeting, very kwnowlegeable and a great willingness to listen to our concerns. She is very good at responding to my concerns on our estate and really keen to make improvements and share her experiences from working with other residential communities. Sometimes decisions do take a bit of time which can be frustrating,Em ma has explained the reasoning behind this. Thank you for all your hard work on our estate.

Reliable professional management company. Cleaver are a family run business so unlike other larger management companies you always have someone you can speak to vs automated messaging. The company has gone through some significant changes, but are now back on track providing a good quality level of service. The property management team are excellent, highly responsive and supportive.

If there was a zero star option, Cleaver would be on the receiving end.

this company has no redeeming features. Nothing is done to time, most of the staff seem not to care about customer service and wherever possible will do nothing much. It took 12 emails and 5 1/2 months to get a simple legal matter even acknowledged and finally dealt with. Mostly they do not even reply to emails. Nor am I at all confident of their financial competence. When will there be legislation regarding standards, I wonder?

My apartment block is managed by Cleaver and I am very happy with the service they provide. We recently had the communal areas redecorated and the communication regarding this was excellent, particularly by Taf. He is always quick to respond to queries and happy to meet with us when necessary.

We have had a good experience with Cleavers. They have been proactive as well as responsive and have helped prioritise our works and dovetail with us well.

Awful mismanagement of our building. Do not even respond to emails or calls now. 16 weeks a window has remained broken. A facia repair so bad it’s damaging our building. Stay clear of these people, they are borderline criminals and totally incapable of

Since Tafadzwa has taken over the stewardship of Heron Court I have been most impressed with his diligence and work ethic. He has attended management meetings in the evening as and has listened carefully to concerns and actioned promptly and with care.

I live in a block of flats managed by Cleaver Property Management. We recently had an issue with our external drains and Cleaver managed the contractor appointments and the works to a high standard. Kept us regularly updated with the progress of the works.

As all the other reviews say this company is a complete joke - they should be avoided at all costs. As many of the reviews say, they basically ignore all email. I own a flat in a large block that they manage. There is zero communication about the service fees (just an annual bill with breakdown), there is no communication about plans for block management, there has not been an AGM in all the years I have owned the block, there is no way of contacting the directors (Cleaver property simply says "they do not wish to be contacted"), the supposed "property manager" NEVER responds to email, and when you complain to the directors they also ignore your email. There is nothing, absolutely nothing, remotely professional about this ridiculous organisation. The behaviour is rude and incompetent. How they are still in business is a complete mystery to me. They should really be ashamed of the terrible service they provide.
