Public Health Complaint – Children Exposed to Extreme Cold (No Power)

I am extremely disappointed in Adoor Property Management and their handling of a serious emergency. Although I have been back and forth with them over ongoing deplorable plumbing issues since the beginning of my tenancy their most recents actions let’s me know they do not care about their tenants only receiving rental payments. I have been without power in my rental for five days (since Jan. 25 it is now Jan. 29) during extreme cold weather. Despite paying $1,245 in rent monthly and repeatedly contacting their office, I have been told daily that the issue has been “escalated” with no resolution. When I requested to speak with a manager or supervisor, the customer service representative hung up on me. This behavior is completely unacceptable. As a result of their inaction, I lost nearly $200 in groceries, and most importantly, my children and I were forced to sleep in our car in the driveway because the home was uninhabitable. This is not just poor customer service—this is a failure to provide basic, humane living conditions. I feel taken advantage of as a tenant who cannot afford to relocate immediately. I strongly caution anyone considering renting through this company to think carefully about how emergencies are handled.

Not your average rental property

I’ve been with this company for three years, after they acquired my contract from another provider. From the very beginning, they stepped in and immediately resolved issues the previous company had failed to address...no hesitation, no runaround. Any time I need a repair, it’s handled quickly and efficiently. I’m not sure how large their team is, but the gentleman who usually assists me, Tom M., is consistently outstanding. He’s thorough, attentive, and always goes above and beyond whenever I’ve faced a challenge. Even though I’ve never met anyone from the company in person, their care is unmistakable. They listen, they respond, and they treat my concerns with genuine importance. I truly feel like they care not just about me, but about my family and the community we live in.

Lots of hidden fees and slow response to issues.

This company is not one I would recommend. Their staff is friendly, but when there are issues you’re kind of on your own. After paying for our property we requested access to take measurements, were provided an access code, then waited at the home for over an hour with out access and were then told that we would have to come back another day. If this is how a simple issue like a door lock is handled I cannot imagine how more serious issues are dealt with. Additionally, there are a lot of hidden fees, for example there is a charge to pay your rent every month, there is a charge to pay your deposit, there is an additional $20 fee monthly for the door lock. We haven’t even moved in and I’m already regretting choosing one of their properties.

Top Notch!

Top Notch!! I had a snake in my backyard, and I reached out to Trista in the front office asking if this was something maintenance could help me with. Isaiah jumped into action, and within 7 minutes the snake was gone. I had a July move in, and I couldn’t be happier with my decision to live at Grace Meadows. FAST help when I needed it, and EXCEPTIONAL customer service.

I am a parent of three young children…

I am a parent of three young children renting a home managed by Adoor Property Management in Humble, TX. On July 3, 2025, we reported visible mold growth and water intrusion in our home. It is now more than 60 days later, and no proper remediation has occurred. The only action taken by the company was spraying the visible mold, which did not address the underlying cause. The mold has already returned. Out of concern for our children’s health, we hired a licensed mold inspector and obtained a certified laboratory analysis. These reports confirmed extremely unsafe conditions: Indoor Penicillium/Aspergillus spore levels were 20–33 times higher than outdoors, with readings as high as 84,000 spores/m³ inside the home. Indoor humidity levels were measured at 66% throughout the home. The EPA recommends indoor humidity remain below 60% to prevent mold and bacteria growth. The inspector recommended full remediation by a licensed contractor, including removal of contaminated materials and repair of water intrusion sources. Despite receiving these professional reports, the leasing company dismissed our concerns and has not taken the required steps to fix the home. We are raising a baby and toddlers in this environment. Mold and high humidity are known to trigger asthma, allergies, skin irritation, and other health issues—especially in children. The air inside our home has been verified as unsafe, yet we have been told the home is not considered “uninhabitable.” We feel trapped in a lease for a house that is actively harming our family’s health. Resolution Sought: Immediate release from our lease without penalty. Return of our security deposit and any prepaid rent. We have given the leasing company over two months to address these serious issues, and they have not taken meaningful action. We are filing this BBB complaint so there is a public record of their failure to provide safe housing and their disregard for both professional findings and our children’s health.

Poor quality - Do NOT buy unless you want a tin foil mailbox

Poor quality, the metal is PAPER THIN, You can flex the box with two fingers. Sad that it's this lousy. Now I can either pay a restocking fee and return shipping (designed to stop ALL returns) or I can install it, it should last about a year two.

Nonsense Fees on top Of already raising the rent

The original property management company we were renting from sold to Adoor and I am not sure which company is worse. No updates have been made to the lock on the front and the sewer was always something that had to remain in their name and they pay for. They added a $20 smart lock fee and $10 fee to pay the sewer through a 3rd party company we never signed up for as we had discussed we did not wish to share our info with this 3rd party company; they auto enrolled us anyways and started to charge $14.99 additional instead of $10. Also, the "smart lock" is not a smart lock it is just a keyless lock that is battery operated, not Wi-Fi or Bluetooth compatible, so this is just a battery-operated keyless lock that they are now charging us for even though we have to pay for the batteries for it. This was on the new lease that we had to sign before June, I started reaching out to Adoor before we had signed the new lease to get clarification on this. We had not thought about moving as we really have not had any issues besides fees being added on like this (this is the second time), but as we never received an answer, we had to sign the lease before we were auto enrolled in month-to-month leasing. However, had we known that there would not be away to dispute this since we have been great renters we would have most certainly looked for somewhere else to go as most rentals in this area are about $100-300 cheaper than the $1840 average that they are now charging. Which they raised the rent already almost $100, plus this now $30 in additional fees. Now they are stating that these are fees we should have already been being charged for We have been on time with rent and have only been late once in the 2 years renting from them and the fact that they cannot provide a better solution to this is crazy. To add to this, we have yet to be told who our property manager is since they have taken over ownership and the "customer service" is a call center in a 3rd world country and they can never give a straight answer.
