I needed advice about a Notice to Quit in Wales

I initially joined Landlord Law because I was looking for reliable and up-to-date legal resources to help me manage my rental property professionally and confidently. I was particularly impressed by the quality of information on the site, and the support it offered to landlords. One of the main reasons I joined was to access their Welsh Occupation Contract, which was incredibly useful, clear, and compliant with the latest legal requirements. The service not only met but exceeded my expectations. The resources are always current, and the legal guidance is trustworthy. It's a real comfort knowing I have access to such a comprehensive and professional service. The website was very easy to use. The website is well-structured, and everything is clearly explained. Even complex legal topics are broken down in a way that’s understandable and practical for landlords like me. Using the Welsh Occupation Contract was a key example. When the new rules came into force, I was unsure about how to implement them properly. Landlord Law provided a legally compliant template along with detailed guidance, which made it simple and stress-free for me to use. It saved me hours of research and gave me peace of mind. Landlord Law has saved me a great deal of money. Having access to legal templates, guidance, and ongoing updates means I haven’t had to hire a solicitor every time there’s a change in the law or I need a document. It’s an excellent value for the service you receive. I especially liked the weekly email updates. They keep me fully informed about legal changes, upcoming deadlines, and best practices – which is incredibly helpful in a field where the law is constantly evolving.

The Best Legal Advice for Landlords

I have been a member of Landlord Law since 2010. It is an invaluable service to anyone who has residential rented property. The legal and regulatory framework in this field is continually changing and becoming more complex. It is now crucial for landlords to keep up to date. Which is why I refer anyone I meet who has some interest in private rented property to Landlord Law. Worth every Penny!

Landlord Law has been invaluable on our journey through the various changes that each Government have brought in during our time as Landlords. The Tenancy Agreements are plainly written and should be easy to understand by any tenant. There are not many websites like this that you can rely on 100%. Thank you!

Excellent Experience been using Tessa's service for…

I have been using Tessa's service for the last couple of years now. Landlord Law provides sensible and practical advice and guidance through their service. The video webinars are excellent for keeping me up to date. I have the Business level membership and find it to be excellent value. I use the example documentation, checklists and the Forum quite often and if I have issues or concerns. Most important thing is that Tessa really cares about her members and offers speedy, friendly, succinct and practical advice through the Forum, if needed. The quality of speakers and professionals engaging with the Forum through video webinars and conferences is also excellent. Kevin J (Solicitor)

Brilliant, expert and value for money

Tessa offers a comprehensive, reliable and accurate service. She is responsive and professional. I am fortunate to have signed up to her services from the start and wouldn't go anywhere else. Although a 26 page AST may seem daunting, it is easy to follow and has all the important legal detail a landlord may need. Following her advice is laborious, but is what is required by law, and as a result I have not (yet) failed to get excellent tenants.

I had a tenant who moved out but still…

I had a tenant who moved out but still owed me money. I contacted a local solicitor, who quoted me £2000 just to review the documents I had to supply (tenancy agreements, account records, bills, etc.) I decided to look for a more specialized firm. I had previously used Kearns, but they seem to have changed direction, so I found Landlord Law. They were much more reasonable. They wrote a "solicitor's letter" advising him of my intention to take legal action, which did the trick. It's easy enough to write these sorts of letter oneself, but when they come from a solicitor, they signal a much more serious intent to go to court. I think this is doubly the case when the firm specialises in this sort of action. I have quite a lot of interaction with lawyers, unfortunately (no, they are usually delightful people, it's just that I need them when things have gone horribly wrong). Landlord Law take a more 'mass production' approach to a narrow area of law, which results in much cheaper services.

Terrific friendly efficient super service

Terrific, personal, helpful service. The site has lots of information and is set up very well with an effective pop up message system. Tessa herself got back to me a couple of times. She has arrangements for 30 min consultations with various solicitors' firms which you can book online. In the end, my issue subsided before I worked out that the solicitor I had chosen responds by voicemail, the one thing I never listen to, but had the issue continued I would no doubt have found this out sooner. Tessa was happy to refund my money and friendly and helpful all the way through. Highly recommended

Excellent Landlord Law experience

I've been a member of Landlord Law for at least 15-20 years. To me Landlord Law are an extremely valuable, unbiased and trustworthy source for the knowledge required to manage my properties according to good practice and in compliance with the (increasingly complex) law. The regular webinars are a very good way for keeping up to date.

It’s clear that this company has very…

It’s clear that this company has very little direct involvement with renting domestic properties as the comment that most private landlords are very concerned about their profits and that’s why many want to or are thinking about getting out of the industry that’s RUBBISH the REAL reason is the New Legislation has now unfairly pushed the Balance Too Far to the Tenants Rights and left the Landlords at a Terrible DISADVANTAGE main one being the Time to get POSSESSION and the aggressive attitude towards landlords always in a unfair and threatening manner with tenants protected FREE of charge by charities like Shelter or the Wallich But the Landlords DONT have the same benefits they are DISCRIMINATED Against and have to pay for all legal advice and help not even the CA will be help them so it’s No wonder LANDLORDS are getting out with none wanting to start there’s no mention of this with This company who are VERY SHORTSIGHTED and out of touch with Reality

Love this Resource - I am business member and run a bunch of personal properties

I just wanted to say to Tessa and the team that this is an outstanding resource where everything is written in layman speak. Navigation seems daunting at first, but that is a result of the cornucopia of legal/practical legal knowledge embedded in content. Well done team and keep pumping it out. Great for an organisation or individuals alike.

An excellent source of true information for tenants and landlords alike

I have used Landlord Law for many years now and I cannot recommend them highly enough, they are an excellent source of true information for tenants and landlords alike. They have loads of online resources where you can find often find the answer to your question, but if not you can post a question of the forum and it will be answered there, usually very quickly and very often by Tessa herself. They also have online forms or templates for just about every piece of documentation you could ever need.

Continually updated and improved

Tessa continually works to improve the website and make the important things you want to find easier and easier to access. I've personally found it reassuring that the LLL partners take an active part in the operation and are not just there for the affiliate links. All in all, well worth the annual investment.

Exceeds expectations!

Landlord Law Services is a treasure chest full of most up to date legal requirements needed to be a landlord in these changing times. The site is excellent resources for Tenancy Agreements/Deposit/Tenant Eviction etc.. I also found the Solicitor Advice link via Landlord Law Services as invaluable to get the advice needed for any property management/Tenant problems. Tessa sends out weekly bulletin full of most recent topics of discussion together with tips/videos and training courses. The cost of the membership can easily be recovered by using the Tenancy Agreement template a few of time a year!
