Where do I start! Residents at Waters Edge Inherited this Factor/Management company within a two week notice period when Morison Walker decided to sell up and pull the Rug under Residents feet without the 3 month terms Notice. We have Major Structural issues to Pier of pend of which all was Reported and Acknowledged via Morison Walker and Process of works through a mandate sent out were under way. During this process the sale/handover happened and the owner of Morison Walker made aware that as part of the due Dilligence all information was handed over including Structural issues. Newton denied any of this ever happening and the whole process had to start over. Residents are now at the 5 month Marker with Newton and 7 Month Marker since initially Reporting issue to Morison Walker. We still at this stage have had no engineers report and no timeliness of when Structural issues will be sorted. In the interim we have had Storm damage to Sea Wall and over 2 months on apart from a couple of quotes for insurance purposes we are no further on. Endless emails by Residents have been sent to the usual Response We will Refer you back to our Written Statement of Services, we are not in control of contractors workers diaries and the bombardment of emails in Regards to getting issues sorted out is delaying the process for Newton to enable to sought. Fees and Charges for Services provided 52% up in Management Charges from previous factor, Any works small or Major over £100 fees of 10% + VAT are taken, Insurance Admin fees up to 29% where before it was 22% and the only thing happening of which Guaranteed is the Quarterly Bill off Newton and Nothing is being done or seen done for Such Excessive Shocking Amounts Residents are being charged. All that we get is being spoke down to, being told what's what and Ignored on Serious Structural issues and Fobbed off. The Argument of words and tit for tat emails seems of more importance than actually getting serious issues sorted. If Corrosion of Box Steels of which support Residents flats is not of Serious Importance we as Residents at Waters Edge are in Serious trouble. Issues have got so bad the involvement of North Ayrshire Council Housing for Private property has been involved after being passed on to via the local MP. All that i ever here is basically what a nuisance we are and that all is being done correctly on the part of our property manager and the Associate Director and Head of Property are fed up with being pesterd and Refer back to their written statement of services and 5 working day guideline for response back. All is made More Exceptionally difficult when we get out of office, on Annual Leave to add to the Equation. Newton now want to hold a meeting with Residents of which instructed but still won't provide costs for hall/venue. A Meeting with all words and nothing constructive being done is pointless especially when the Integrity of our pend Structurally is under freight from all these delays. Actions speak louder let's see works getting done at Waters Edge instead of All this nonsense. I wish the Chairman to see this because at present we have been denied any contact and advised only of First Tier Tribunal. As Stated Being a Professional, Transparent, Compenant company I would of expected the Best Services Ever but Unfortunately this is not the Case from what I have seen and heard since take over on December the 8th 2023.
