If you value your safety and your sanity, do not rent from Nestwell Property Management. We moved into a property in Saratoga Springs in early December. It is now mid-January, and we are still dealing with major safety hazards that were reported on Day 1. 1. The Bait-and-Switch: The home was not move-in ready. It was filthy and had obvious safety issues. We hesitated to sign, but a Nestwell representative created the clear expectation that a cleaning crew would address these specific issues. Based on that trust, we signed. • The Reality: The cleaning crew did the bare minimum (vacuuming). When we pointed out the bird droppings on the exterior and caked dirt on the windows, the vendors just pointed fingers at each other. • The Result: We were forced to clean the home ourselves to make it livable. 2. Major Safety Hazards (Unresolved for 6+ Weeks): We immediately reported that the home had exposed electrical wiring, garage lights that trip the breaker instantly, and construction debris (nails and staples) embedded in the carpet. • Nestwell ignored our initial reports. • When we asked for a rent reduction because we had to remove the nails from the carpet to make it safe for our family, they quoted the 'As-Is' clause in the lease. They are using a contract loophole to justify leaving tenants with dangerous flooring and electrical hazards. 3. The "Project Manager" Trap: We submitted a thorough move-in inspection report with photos of every issue (including the previous tenant's underwear left in the washing machine seal). Nestwell ignored this report completely. Instead, they force us to 'play project manager' for their property—logging individual tickets, chasing down vendors, and managing the repairs ourselves. They take the management fee but make the tenant do the work. 4. The "Storage Unit" Scam: We pay full rent for exclusive use of the home, yet it is cluttered with the owner's junk (broken home theater system, disconnected electronics, old paint cans). Nestwell refuses to remove it, stating 'the homeowner retains the right to store materials in the home.' We are paying to live in a storage unit for the owner's trash. 5. Aggressive Billing: To top it off, their billing system is hostile. I receive 'Past Due' notices for charges posted less than 24 hours prior, with zero initial warning. They demand immediate payment perfection from you while taking months to fix exposed wiring. Verdict: Nestwell is disorganized, dishonest, and negligent. They lured us in with implied promises, trapped us with an 'As-Is' clause, and have left us with safety hazards for over a month. Avoid at all costs.

Move in video; rg_6GJ-EWUA Move out Video; KJKC2hPsz-A Can be found online You Tube. Whatever you do, do not rent from them. I have pictures from when I moved in! You can even hear me state in the walk through move in video linked above, please make sure to video this and that.... That you can still see the pink in the walls. Not sure cleaning was EVER done on this home. Best part, was when the leasing gal taking the video, even states, "this is so dirty". When she is alone. Then mentioning the splotches of paint in places. The shower door wobbling when it opens or closes. States the washer and dryer "smells like a dirty rag and looks gross." Cabinet's falling off hinges and loose. "paint on this, paint on that" I am telling you, this is GREAT stuff guys!!!! So yeah, Adam, I watched and scrutinized both move in and move out videos. Did you? Per your question today when we spoke and you accused me of being combative, because I refuse to sit back and be taken advantage of. Judging from these reviews, it is a common mistake. Yes I am angry, yes I am demanding my money, Nestwell and its employees are shady because, they show you the home while it’s being “improved/cleaned” Leading you to believe and blatantly lying to you about things that will be fixed. Then they have you sign the lease on your move-in day. So you’ve already given notice where you’re at, moved completely out, more than likely with your truck loaded, and they absolutely have you over a barrel. When you submit a repair request, they cancel it, without telling you. Then they had the audacity to keep my $2,800 deposit which you can clearly see from the videos. The home was in better condition, when I moved out. The owner decided to sell, so they badgered me out 2 months early. Promised me at least $1500 back prior to move out for the inconvenience, but they never did cough that up. Lies and dishonesty at every turn. They are scam artists!! Adam Willis is the “CEO” He is a joke. Should stand for cheap excuse officer. They are shocked that I am so upset and obstinate over this?? I will be taking them to court. Stay tuned! Steer clear!!! These are only some of the move in pictures and issues I have had with them. I have an arsenal for court. SO GROSS! I have all of this in writing guys

DO NOT RENT FROM NESTWELL PROPERTY MANAGEMENT!!!!

WORST PROPERTY MANAGEMENT EVER. They are shady: they charge a $35/month residents benefit package which includes the ability to get online and pay rent on their DIY website and if you are paying your rent on time, they report it as a positive mark on your credit. This is something that I can do myself, for free. The residents benefit package is mandatory. They will allow you to use their real estate agents with up to $6000 off if you decide to buy a house through them. I am NEVER doing business with this place again. Their late fee is $365/day. The house we rented, we got about a 5 minute walk through the house and the property. It had been vacant for 2.5 months. The agent who was in charge of making sure vacant properties in her area, said, “I haven’t seen it since the remodel.” The grass was dead because they hadn’t been running the sprinklers, so the agent had not been coming by because there were 3 HOA violations in the mailbox. We’ve lived here almost 6 months and haven’t had one HOA violation. The “remodel” was putting lipstick on a pig. I’ve had 3 vendors knock on my door and say, “I noticed ___________ on your house and was wondering if you would be interested in our services.” I actually listen to their sales pitch because I’ve researched a lot about this house. I also own a home that is 18 years old and has been a rental and it hasn’t had interior upgrades and its craftsman ship is miles above this house. All in all, the average to bring this house up to date (new windows, redo of interior paint-the painters didn’t cover the floors adequately so there is paint droppings and flashing on the new PVC flooring, they also didn’t paint the interior window sills, backs of doors, inside closets and the taping the did is despicable. Paint is chipping off baseboards and so many other things! I sent Nestwell over 600 pictures as my “move in inspection” because one page of paper wasn’t going to fit. So far in our 5 month tenancy, the upstairs bathtub faucet flooded the walls and was dripping into the basement. we had disaster recovery companies out here for 6 weeks, the soil has a fungus in it which is killing the grass and the plants—which Nestwell is trying to get us to pay for, a kitchen cabinet broke in half when it was opened, the concrete everywhere around the house is spalling (chipping and crumbling away) and is lifting due to tree roots, the previous tenants put weather stripping foam on the windows that Nestwell said they would remove but never did, and the back wood steps were so severely rotted that one kind vendor told me NOT to let my children walk on them. The unfinished basement has exposed fiberglass insulation. All and all there is over $100,000 of work that needs to go into this house. The house is 20 years old and it’s been a rental for at least 15 years according to tax and property records. Nestwell’s response to my photos: your lease states you’re accepting it “as is”. These people are frauds, they overcharge, and do some really sketchy stuff.

Calling them Scammers and Liars is being kind…

Not only do they not do anything for you when you rent from one of their properties (They will threaten to charge you for everything! Including if/when your hot water heater dies!), but they also treat you as if you are stupid and then when you move out they will keep your entire deposit then ask for more money for scam items that even aren't on the lease agreement! They even charge you if your LIGHTBULBS aren't all the same "brand/make/model"!! I've never heard of a place this scummy! They tried to charge us for new blinds even when they were broken when we moved in! (We had the ticket, thankfully, for proof and had to show them because they claimed they couldn't find the ticket in their system, LOL). What a joke! They are NOT Christians, they lie and they will threaten you if you push back against their fraudulent charges at all! Literal pond scum!

Scammers

Scammers! Violating FHEO Equal Housing laws! Their sales team is based in Nicaragua. They lie to lure people into paying an application fee and obtain their private information, including their social security number, driver's license, address, phone number, full name, and address. This information goes right into the hands of a country outside the US jurisdiction. They use a rebuttal telemarketing script by lying to the customers seeking to rent a house. They promise they follow Equal Housing Laws in Utah. Then at the last minute, they pull their scam card, and it's called a "rental score." "Rental Score" is a made-up thing that they use to scam fees for applications and sell your data to non-US data brokers. This gives them any excuse to deny leasing an apartment. They get, on average, 10 applications per day. $40 per application is $400 per day and $12,000 per month. This is a bigger profit than renting the property, which is priced at $1,000-$1,500 a month. Sadly, this is the practice of most "property management companies" who not only hire potential terrorists in other countries who can steal your identity but also finance their real estate purchasing, acquiring more and more properties with stolen money from Americans to perpetuate more application fee scams. Their (made-up) rental score is illegal in Utah, and it's an attempt to circumvent the laws for Equal Housing opportunities. Credit Scores (including Christians who do not have credit scores) are also illegal to use against renters for qualifying. Nestwell employs people in third-world countries who could be criminals, getting Americans' CC info and everything about them to commit identity fraud. But the CEO of Nestwell believes that this enables him to scam money from Americans and shift the blame to foreigners who live outside of the jurisdiction of the United States. They know exactly the scam and how to lie to customers, gaslight them, and harass them with lies and discrimination. If you inquire with them, be very observant and log everything. Do not speak with them on the phone, because you will be speaking to a foreigner in another country. Only communicate with them via Email. They will also try to have your Zillow account banned if you catch them in a lie and report them.
