Very poor service. Promised returned phone calls never happen. Excuses are either out of the office, on annual leave, day off, will call you back tomorrow etc, never happens. This has been happening for weeks

Seraph is a really good company.As a contractor they are always quick with any queries and any problems that occur. Recent works I have done was for property manger Callum wall and when I needed a response ASAP Callum made sure I got the response the same day from the directors of the site I was working on . In my opinion he is a really good property manger

First time in 7 years that a Seraph Manager is taking care of the property in Russell Court, in a couple of months he sorted more issues in the property that the other previous Managers in the last 7 years. As soon as I reported a issue I saw that he put an action plan to sort the problem. Thank you Callum.
After initially moving to Seraph, we experienced many issues due to our property manager not carrying out the required work. My impression of Seraph was not good due to this former employee. This has changed recently since the appointment of Callum Wall. In a few months we have seen the site take a much more positive direction under his steer. Communication has been top notch and the estate is starting to become a nice place to live again. I hope that things continue to improve following this change of staffing.
Seraph Property Management are a great company. They are very professional and proactive Callum Wall has dealt with numerous issues on my property.
Incredibly poor service from Seraph Property Management Company. Emailed all of the residents of the estate on 26th April 2025 to advise that their Block Manager, Callum Wall, would be in attendance to reset gate fobs for a gate system that hasn't worked for over 2.5yrs. Took time off work to ensure that I was home at this time and found a queue of residents going down the street. Guess what, Callum is a no show. No correspondence to advise that the scheduled visit was not happening. Receive an email at 4:08pm stating that the scheduled visit was not taking place due to a lack of response from residents. At no point in the original email was a response requested, and laying the blame of the cancelled visit on the residents is a joke
An absolute joke of a company that values profit over landlord / tenant welfare. I'm honestly not actually sure what the business does, as it doesn't respond to emails, conducts no preventative or proactive maintenance, yet their website lists over 30 employees. I have nothing good to say about this business whatsoever.
Absolutely shocking service, James Roach has had two weeks to book a fire risk assessment on my property. Due to the company and his complete incompetence I am unable to sell my property. I have a pregnant fiance that is being unfairly stressed out by this and this company has a complete lack of empathy towards the situation. I have suggested people that could do the job myself as they clearly can be bothered to look as they are to busy trying to rip people off to sort it out. DO NOT RECOMMEND
As a landlord it is a terrible experience They are managing two properties for me. It’s a nightmare, I live overseas and they have been over charging me and not looking after my properties for 4 years . No compensation and not help from them. Be careful itf you use them for rental or as a Tennent they are not trustworthy.
They are awful. The staff are rude, inexperienced in housing law, condescending and argumentative. I've had to involve the local authority twice and make countless complaints to them. The managers are not able to address the complaints either because, the culture of the agency is as described above. Their contractors cause significant damage to your personal items and they refuse to reimburse you. Their landlords cause damage to your personal items and they refuse to reimburse you. I've no choice now but to litigate. They have to be held accountable for all the costs I have incurred because of their poor property management. If you are reading this, please listen and don't rent with them, you will regret it. They've got young persons working for them with no background in property management or housing law and they speak to you, like they know it all and demonstrate that they've no experience of the law protecting tenants. Their contractors cause more damage than they attended for and I've had personal items go missing. And Seraph believed their lying contractors. DO NOT RENT WITH THIS AWFUL LETTING AGENCY.
This Company does not deserve to work in Housing and Residence Field at all. Awful Customer Service (They neglect their customers and fake explain that issues with the houses are responsibility of Landlords, the figures 'landlords' are not even able to reach out.) They do not want to return your full deposit and always will pick on smallest house details that were not even done by the residents but themselves, so they fraud house conditions and make their clients pay for it. This is the poorest and most disgusting company I have seen. If they do not fix their policies, this will only end up worse. I also have read a feedback from another client who was almost health risked with hidden mold in the furniture. Can you even call this a housing company??? I know for a fact karma will return all the bad and negative things they have done back to them in ten times.
Totally unprofessional company who always take the owners side over the tenants, regardless of the situation. Tried to deduct money from deposit due to damage caused by a previous tenant, tantamount to fraud. Had to take the case to an adjudicator, we won. The owner is the Chairman of the National Registed Landlords Association. Speaks volumes about the state of the rental sector. Stay away from this company.
I had a nightmare week with my boiler which broke down twice Freya was so helpful with excellent customer service and she always followed up on jobs she is a credit to your company.
I have dealt with 3 different property management companies in the last 8 years and Seraph Property Management is by far the best of them. They are professional, proactive and it is a pleasure to do business with them.
This is a little company operating out of the dank basement of another business. They cannot manage the simplest of tasks effectively. But to evaluate their service performance misses the point - the company operates with a culture of "whatever it takes" to make money, with staff regularly telling outright lies in their quest to justify payment of withheld bills. The invisible "management" service provided is an after-thought to the purpose of collecting cash via a legal loophole in many tenancy agreements which requires a management company to be in situ. They attempted to charge me late payment fees on payments which are made on time according to payment schedules (even when they set up the direct debit payment dates and payment dates themselves); and in another appalling episode, demanded money from a tenant who had died, and when this was explained to them they demanded the money from relatives of the deceased while they were still grieving. This little company needs to offload their property portfolio to a company with more integrity; if such a company exists in this murky and shady industry.
