Makes her own rules, no trust

Absolutely disgusted by this estate agent. Very unprofessional. After having an offer accepted and compromising with her with conditional terms and first refusal on the property for sale (our offer would supersede any others) she messaged to say she was breaking this agreement with her client and accepting a different offer instead. I will now have to claim costs back against her/ the seller due to this. No other estate agent would act this way and go against binding agreements. Ruth then used any and all different excuses to justify and cover up these actions. Our property was never on the market to be sold as the council were buying this back as part of the right to buy first refusal process. If there were issues around 'not being proceedable' as later stated (please see Google review) which wasn't the case, the listing should have stated chain free buyers only. If I'm not 'proceedable' then why offer me a different property? My issue is not disappointment or losing out on the property but our accepted offer/ terms not being adhered to so pointless in using the services where there is no trust as it is always bound to fail. It's like agreeing to take a property off the market but not doing. Very unhappy, terrible experience.
