Do not rent with Mundys unless your happy with half a job
Our experience with Mundys lettings has been absolutely shocking, unprofessional and lazy. We moved into our rented accommodation, where after meeting the staff who handed the keys he saw the state of the house and immediately left as fast as he could. It was filthy, dead spiders and cobwebs everywhere, stains on the walls and a carpet completely full of dust and hair in all rooms and a garden full of dead plants and rotten decking. The inventory report we sent back was met with “Yes, we saw all these before you moved in, this is fine” We called them directly to which they said “We can get cleaners in tomorrow” We said to save it for the end of the tenancy as we had 6 family members with us to help us move in that were now cleaning the house instead. Everything was documented and remaining maintenance issues were brought up and chased repeatedly over the next few months with little to no response. They eventually sent out Jack Mulhall to visit us to discuss all the maintenance issues that needed doing around the house. Full detailed list of the damages, mold, infestations etc. He promised he’d take this list and get a contractor to sort them. He never did. 3 months of chasing and we only got a tap handle fixed after the landlord contacted us directly as Mundys were not responding to him either. Coming to our first winter we found out we’re getting no longer getting hot water and the immersion tank is leaking. After an engineer visited us he told us the Tanks split and will need replacing ASAP. After raising with Mundys we were given the advice of “Just put a towel down, my tank does that too”. So, despite the tradesman saying “Get it changed ASAP” we had to chase Mundys for a month before eventually threatening legal action to get it replaced and have the heating on. After this we started to look at place to move out to. The rest of the tenancy we resolved most of the issues ourselves except for a water tank leak that had damaged the ceiling. When it came to moving out, we got in touch with them offering for them to get cleaners in as they said they would when we moved in their response being “We expect it the same condition of as the inventory”. Zero responsibility, zero accountability for their mistakes from this response. So, we cleaned the house and left. The inspection was done by Jack Mulhall who fired us an e-mail saying: We want to charge for: Cleaning Gardening Damages that were there when the tenancy started. We disputed the charges and were told he would get a quote. It was delayed for a month with each week and e-mail saying “I’ll have it to you tomorrow / next week / next Thursday” The reason was because the contractor was on holiday. He didn’t tell us this though, we asked why he didn’t get in touch with a different contractor and was ignored. We then added his line manager in on the e-mail chain, Hymie. Our entire tenancy was handled poorly so escalating it seemed the only way to maybe avoid these issues for others and maybe even speeding up getting our deposit back instead of all the issues being swept under the rug and telling everyone the tenancy went fine. The quote came through we got the cleaning waived but nothing else. Despite providing evidence for everything, we got “We think the charges are fair” back from Jack with no comments on the evidence we had sent. We even brought up that he came to the house to see some of these damages and of course, he never responded to them. Eventually after more evidence and arguments we finally got the charges waived. A month of wasted time that would have been resolved significantly faster if Mundys took any responsibility throughout the tenancy. We also got a resolution e-mail from Hymie saying “I write further to the below correspondence. I understand that your concerns have been addressed and the tenancy deposit has now been finalised. Please do not hesitate to contact me should you have any further grievances.” I can understand why the company is like this, if the partners for the company don’t acknowledge anything either. Overall, Extremely poor communication, its easier to ring the landlord and get an answer than it is to go through Mundys. Will not follow through with promises made even if there is a paper trail. Will not give any reasons for delays and expect you to be happy with bare minimum responses Will happily avoid spending money where possible even if they risk tenants health or business reputation Zero accountability and responsibility Rent with anyone else. You’ll have significantly less headaches.
