If you use Marsh & Parsons be aware of the following; Ask for any references they get for you on your behalf and vet them carefully and ask for a copy of the tenants passports. They do not check references sufficiently and the people they use to do some of this for them don't either. Be aware that they will tell the tenant the landlord wants a 3 year contract with a tow year break clause and they will tell the landlord the tenant wants a 3 year contract with a 2 year break clause. This is not a good contract to have in the event the tenant falls behind on rent. M&P simply want a two year minimum contract so they can take all their fees in the first year for both years. Look to use agents that take their commission monthly and look them up on the property sites as to how long they take to move the property, both in sales and lettings. So far we have been happy with Fletchers in London who have shared full referencing with us as well as passports etc. Without going into detail we would be reluctant to use Marsh & Parsons again.
