I wish I could give them zero stars
I wish I could give them zero stars. The way they handled our claim was completely unprofessional and may have crossed legal and ethical boundaries. We were sued by a tenant who is a lawyer and has a pattern of filing lawsuits against landlords. We notified the insurance company in January as soon as we saw the complaint filed in the court docket, before we were even officially served. They assigned the case to an adjuster, who advised us not to take any action until we were formally summoned. Without our knowledge or permission, the adjuster contacted the opposing counsel directly, claiming to represent the insurance carrier. This unnecessary contact escalated the situation, and the plaintiff became more aggressive, ultimately serving us in late March. When we formally requested the assignment of a defense attorney, it took nearly a month for the adjuster to respond, only to deny coverage entirely. This, despite our holding $1 million in liability coverage under what was supposed to be a comprehensive policy. The tenant’s claims included property damage, personal injury, medical expenses, and emotional distress. Under California law, an insurance carrier has a duty to defend if even a single claim is potentially covered. Instead of defending us under a reservation of rights, they outright rejected our request and shortly afterward sent a notice of non-renewal, labeling us a “high risk.” We are now left exposed, unprotected, and responsible for retaining legal counsel at our own expense, despite having done everything right and in good faith. We are currently considering legal action against the insurance carrier for breach of contract and bad faith. We have also warned all our colleagues and friends to stay away from this company. Their conduct was not only unprofessional but possibly unlawful. Please be extremely cautious before trusting them with your liability coverage.
