Section 21 because of a 37% rent increase.
I received a Section 21 notice from the Property Relations Manager because he believed the landlord would achieve a much higher rent. He wanted to increase my rent 37% and was not up for any negotiation. This estate agency only cares about one thing: more money. They do not care about their tenants that they have to manage. Avoid as hard as you can. They are very slow at repairing faults, they are very hard to contact and will try their best to scare you with their poorly worded clauses in their contracts. DO NOT BELIEVE CLAUSE 2.20(d). Rent Control is non-existent even though it's there in black and white, and if you try to use this they will just send you a Section 21 notice. They will try and say that it's only for those contracts under Section 13, even though it does not state this in the contract. There are much better estate agencies out there. If you are a Landlord and wish to go with these guys, be aware that there are much cheaper options out there with a lot more experience. This place just employs children who don't know the laws of the land beneath their feet.
