DO NOT RENT WITH THORNLEY GROVES We had the absolute worst, most traumatic time renting with them. It resulted in us having to leave our tenancy early due to horrific unsafe living conditions. We had issue after issue with both the property and the landlord. As soon as we handed over the money to them and signed our first tenancy agreement, there was an immediate change in how they treated us. We had three different property managers during our tenancy, the first two genuinely never answered their phones once. It would take weeks and weeks to receive a response from them. For example, the electricity went out in our entire house and we didn’t receive a response for two weeks. Our final property manager, Imogen Windsor, was half decent at the start when they were new but changed very quickly to also not answering their phone. We figured out they had our numbers blocked as they only answered our calls when his our caller ID. It’s clear that the staff are trained to manipulate you as that’s what Imogen started to do. We had consistent issues with leaks, damp, mould and mushrooms during the last year of our tenancy. From June 23, when it rained heavily, water would pour through the ceiling in our bedroom as the window wasn’t sealed from the outside. This was not resolved until Feb 24, weeks before we were due to move out. It was a fight to get this done. Our concerns were repeatedly ignored, the landlord was never happy with the quotes from the many many contractors that were sent round. In May 23, we reported damp in the kitchen. This led to black mould and mushrooms growing. Eventually, in Oct 23, water started pouring through a light fitting. Nothing was done for over a week. The advice from Thornley Groves was to “just scrape off the mushrooms”. They told me they were worried the ceiling would fall through - this had a severe impact to my mental health as I spent days and days thinking this would happen. I hardly slept for a week because of how anxious I was. After a week, they sent a contractor to our house to replace the roof on the kitchen extension with vague notices but no confirmed attendance. As a woman in the house alone at the time, witnessing two men in a white van pulling into your drive and walking round the back of the house was deeply traumatic. I denied them entry as by this point, the stress of the leak had driven my anxiety sky high. They then sent us an invoice for £300 for a missed appointment. Charlene Ginty, from Thornley Groves, called me regarding this and gaslit me the entire phonecall. Despite me being incredibly upset, she repeatedly cut me off, told lies and spoke to me in such a vile way. Any time I’ve spoken to her, she has been deeply unprofessional and rude. We were bullied into paying the invoice as they threatened to dispute it at the end of the tenancy. In Jan 24, we had another leak upstairs in the spare bedroom. We had more black mould, more damp and then water streaming down the walls when it rained. We had to get rid of furniture that was damaged by the leak. This wasn’t resolved until mid Feb 24, just weeks before we moved out. We are completely traumatised as a result of renting through Thornley Groves. We are both physically impacted by living in a property with so much damp, black mould and mushrooms. Our mental health is also damaged from the way that we have been manipulated, gaslit, lied to, ignored. It got to the point where we had to ask to leave the tenancy early after the landlord denied our rent reduction ask. We asked for this after both our doctors and Trafford Council had said the property was unsafe to live in and that I had developed asthma as a result of the mould. Luckily this was accepted as we had started dreading going back to the house, it was no longer a safe home for us and had turned into a place that was anxiety inducing being in. AVOID PROPERTIES RENTED BY THORNLEY GROVES. I remember seeing negative reviews before we moved in but ignored and it’s a huge regret. The management team is specially trained to manipulate you. They are wholly on the landlords side and do not care about tenants. It’s criminal that this property has gone back into the market for an additional £450 per month. AVOID AVOID AVOID AVOID
