Don't waste your time with this agency
Renting through Martyn & Gerald is more stressful than managing the property yourself. They take their commission but don't look out for your interests. Tenant references is subcontract to third parties, with no simple online verification. You have no idea whether they actually check the documents tenants provide. No guarantee they'll honour the contract. No guarantee M&G will enforce your rights if they don't. Expect 1-2 weeks to get a reply to a simple email, and they won't even answer half of what you ask. They'll send you photos of issues they should have already caught and fixed themselves, leaving you to waste your time on endless email back-and-forth instead of actually resolving anything. If you use their contractors for any issue, they're overpriced, and all you'll get is a photo — nobody checks whether the work is done properly. In the end you'll have to manage the property yourself anyway, just while paying commission to a middleperson who adds nothing. Get insurance that covers property damage and eviction/legal costs instead. Save yourself the agency.
