AVOID THIS COMPANY
These people are not lawyers. They are admin clerks who know very little about law and just tick boxes when they spot the key word they are looking for. Our transaction (Simply were acting for the buyer) took 8 weeks longer than it should have done and nearly collapsed after everyone in the chain, including the Dexters agents who recommended this company, lost confidence in Simply. It took our sellers agent stepping in to contact the council and bank to chase down info the employee "managing" this claimed she had either chased or requested. It was clear from responses from both council and bank that the employee had not done what she said she had done. We were selling a freehold flat in a 5 storey period property in London with no cladding, yet she became fixated on the building safety act, despite there not being a requirement for her to do so (the lenders valuer would have picked it up if there was anything to note). This fundamental lack of understanding of the law led to massive delays and meant the chain lost confidence the transaction was going to happen. She also did not seem to care about this as all she ever said was ‘I am chasing’. She never gave context, which is imperative when trying to keep a chain from collapsing. I could list plenty more reasons not to go with this company but I don’t want to write an essay. To summarise, avoid this company like the plague, and don’t let Dexters convince you to use them (they will try). Find a proper law firm.
