Be Careful As A Tenant
Had a viewing, the agent was great. We wanted to offer. When I called the office, we tried to make an offer, but were told we needed to authorise them to take the holding deposit automatically if our offer was accepted. Effectively this stopped us from viewing any other properties until the process was complete. Their rationale was that it protects the landlord, but we were told the landlord already had a number of offers. I explained we couldn’t do that and they refused to put an offer forward; we ended up going around in circles for 20 mins, where some pretty outlandish claims were made (“we should feel happy that they’re not charging us fees” - these are illegal, not a selling point…) before we were told they -could- put an offer in without the authorisation, but would mark it differently to the others, the force of which would be that our offer wouldn’t be really considered. We might have been the best offer on the table, the landlord will, sadly, never know. We have found a new property (which is better) with their competitor from across the street, who didn’t have these crazy terms.
