Avoid Dixons

I let out my flat with Dixons in December 2022 as I was not able to get a new tenant myself. They were initially responsive to get my business, and did get a tenant into the property. After that things immediately went downhill. I signed up for the 'fully managed' property management service at Dixons in Selly Oak. I had some minor repairs reported by a tenant (hole in wall needed plastering, bath sealant replacing and some rust on bathroom mirror). I advised the work be done by a contractor and Dixons came back quoting £800! Unable to go through with such a ridiculous quote, I did the work myself costing £30 and 1 hour of my time. I was amazed that Dixons did not check the quote at all, and did not visit the property. They then double-charged me the tenant sign-on fees (the first tenant they found did not even stay a month) but did not tell me they were charging twice, I had to tell them and then chase and nag for my refund for 3 months. It also took over 1 month of chasing just to have them send me the tenancy agreement and relevant paperwork. At this point I stopped seeing any value in the service - it was much easier when I managed the property myself, Dixons just made things much harder and more expensive. Please do not sign up to this service expecting your property management to be easier or cheaper. My experience with Dixons has transformed my view on property management and I regret signing up to this. I have had to physically go the the branch to get them to do anything. UPDATE Dec 2023 - The nightmare continues. I've been trying to retrieve the deposit back from Dixons but the senior branch manager has no clue how this works and even told me to protect the deposit that I am not holding! After over 2 months of chasing, and over 50 emails, and several phone calls, I finally got the tenant their deposit back. It's absolutely laughable that I got Dixons involved to make property management easier - it has been one of the worst experiences I've ever had being a landlord. I'm glad I got out when I did or it would have been a financial disaster too.
