ONE OF THE WORST ESTATE AGENTS TO DEAL…

ONE OF THE WORST ESTATE AGENTS TO DEAL WITH AS A BUYER (REDBRIDGE) A few months ago I was interested in a property in my local area and I viewed it with Sandra Davidson and put in an offer through, as there were other offers I was suggested to increase my offer to get it accepted by the vendor. Following this the vendor supposedly did not want to sell the property as she wanted to increase the rent instead for her current tenant at the time so they did not get back to me about my offer. Then a week later the estate agent decided to call me to say my offer was accepted and the vendor is happy to proceed. The estate agent did not mention that the completion will only take place after July 31st, and it was around May that the estate agent started to pressurise us to complete our legal work as soon as possible although we had a long time to go. Then out of the blue, amidst 60% of our legal work completed, the estate agent called to inform me that there has been another offer and requesting me to increase my offer even more or the seller will pull out. There was no formal offer form the other buyer and I was suspicious that they were just trying to get more money so I raised this with the estate agents via email. Lesley was the one to deal with this and she was very unprofessional and rude as the emails exchanged between us were very unprofessional and absurd. Then following this the vendor and the estate agents were both pressurising us to hurry our legal work literally 3 days before exchange even though we had 11 days left to complete. The estate agent said that the vendor will pull out and there was no consideration of the realistic timeframes for legal processes. During the whole process I went to the property a few times to view it and the estate agents clearly stated that the boiler was downstairs in the living room behind the cork wall which was a lie since I found out it was an old boiler upstairs in one of the rooms. As an estate agent it is your duty to make sure that simple details like this is, is not miscommunicated with the buyer so I suggest before marketing your properties to do some thorough research about it. The property itself was in a terrible condition and that was already noted from the first initial viewing, however the estate agent failed to mention that the tenant did not use the upstairs but carried out his toilet usage such as faeces and urine in the garden which I later found out about from the locals. When collecting the keys the estate agents did not carry out the standard procedure to give them, they failed to do an identity check until I reminded them. At first when I found their temporary office in the industrial site (with struggle might I add because they had no sign for their office) and went in to collect the keys, they were confused with the keys and only provided one set that did not include the front entrance keys although it has a lock in place. As a buyer I suggest not to go with this estate agent and to avoid them if possible as they are clearly very unprofessional despite however many years it has been around. I am extremely disappointed with how they dealt with the selling. It felt as though they were just doing everything for their own monetary benefit.
