Very poor for landlords
I let a property via Kings Maidenhead for many years while I was living abroad. It turned out that they had let the property fall into disrepair. They had also allowed the tenant to install all sorts of things without authorisation. The tenant made changes to the electrical wiring. The tenant even installed a large wooden lean-to on the side of the property without Kings even noticing. Kings had obviously not been doing the periodic visits that they should have been doing. When I questioned this they said that there had been communications difficulties with the tenant, who was from abroad. That is not a good enough excuse. Anyway, I decided to stop the management of the property by Kings. I showed another local agent around the property, hoping she would manage the letting, but she said it was in such a state of disrepair that she wasn't willing to take it on. I had to spend about £15,000 to get the property into a state where it could be re-let and another agent took it on and all is now well, no thanks to Kings.
