Quick and cheap, but you get what you pay for
Bought an SO property with Abigail as our conveyancer during this process, who was recommended to us by our developer. Whilst I can commend how quickly everything was completed with minimal delay, unfortunately, we were given little to no advice or explanation towards anything that was happening during this process. This brought on a lot of anxiety and confusion during an already stressful process. We would ask for advice, we wouldn't receive it (particularly around our rights or asking for an undertaking). This was very disappointing. To add further insult to injury, we were quoted £1500 and the quote acknowledged we were a leasehold property. Then we find on our completion statement an additional £250 was added as a 'leasehold charge' - we were never made aware or had it outlined in the quote. They removed this charge after we complained as a gesture of goodwill. So please be vigilant when reviewing completion statements and quotes. Ironically, communications from Abigail were minimal during this time and we were passed off to her assistant to pick up after her. So would I recommend? If you want it done quick and cheap, sure (£1500 was a good price, and part of the reason why we went with Talbots). But if you want any explanations and advice then I would avoid and find someone else, which is why I am giving two stars. Hugely disappointing to have a solicitor who is meant to represent you and to have them just treat you as a number with little due care. Do better Talbots - you're dealing with peoples livelihoods and we matter.
