These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?

Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for Β£170 and have spent 1 hour on the phone but no one has answered as yet!

I don't like to leave bad reviews, but I feel compelled to leave one for the bunch of thoughtless, destructive charlatans that runs this excuse for a property management company. I had the worst customer experience with them of my whole life, by a long chalk. And I've had some pretty awful experiences.
It's not that the individual property managers are terrible - we had quite a few during the years we suffered Crabtree's so-called service provision, and some of them (not all) were good, nice, competent, honest, hard-working people. But even they were forced into doing a terrible job by the ridiculous workloads placed upon them, the hopeless management structure, and the total lack of support infrastructure beyond the kind that extracts exorbitant fees in return for zero effort.
Besides driving its own staff and customers to distraction, Crabtree's utter lack of ability to ever answer any request or query, however trivial, or do any work at all that hasn't been wrung out of it by months of nagging, never failed to turn even the smallest problem into a full blown crisis. It reached the point that I began to wonder if the people at the heart of this brazenly appalling outfit (I never managed to have any actual contact with them or find out who they actually were) had set out to destroy the properties they were supposed to be managing, rather than trying to maintain them.
If you're reading this you may feel this review sounds unfair. My advice to you is: don't ever try to find out. Just give them as wide a berth as you possibly can, as you would a gigantic toxic waste dump. Go somewhere else. Go anywhere else. Do the work yourself. Grab a random person off the street and pay them to do it. Ask your dog to do it. Because whatever solution you come up with, it cannot possibly be worse than the experience you'll have if you sign up with Crabtree.

Communal drain blocked, no reply from ooh emergency number, had to call my own plumber in as the toilet was overflowing with raw sewage from the other flats in the block. By the time they arrived the raw sewage was all over the bathroom floor and into the hallway. They eventually unblocked the communal drain and the drains flowed freely. Total cost to me including carpets, repairs and unblocking the communal drains was Β£5691 which Crabtree are responsible for paying - and guess what ? All e-mails ignored since 10/12/24. they are quick enough to demand an ever increasing yearly management charge but are providing no service whatsoever. I can see this going to court sooner than later. Disgusted doesn't come close.
Terrible Company. Service charges have risen three folds in the three years that they took over compared to the service charge rises barely at the rate of inflation for the past decade before that.
No service provision. The place has gone from bad to worse. No AGM for the past three years, no accounts for the past three years. Only service charges more than doubling each year. Any ideas what we can do?
This awful company goes from bad to worse and still demand the monthly fees whilst doing nothing. I have emailed all the directors, property managers and assistant managers and not one reply. They disgust me. I have owned a a property and have put up with this outfit for thirty years. I have contacted them dozens of times with full description of issues and photographs but Iβm ignored and now they wonβt even take my calls.
The problems I have and you all probably have to are, mould growing in flats due to the outside hedge areas not being tended and waterlogged ground. Trees encroaching parking areas, gardeners not attending, still have leaves on the ground from Autumn 2023, bin sheds should be condemned, rats around sheds and garden due to nobody cleaning. There have been no cleaners in my block since August but no reduction in fees. Complaints made about disruptive neighbours and nothing done. Properties with leaking overflow pipes for over four years which has now damaged brickwork and weakened the block. Fences blown down in February 2022 still not fixed. Communal gardens inaccessible due to overgrown shrubbery.
This is a small example of how disgraceful this third rate bunch of cowboys are. I am now stopping my fees to this shower. Iβm sure they will come after me but Iβll just ignore them as they do me.

This company is an absolute disgrace. I am frustrated that I have to give 1 star.
I have been questioning charges on my account for months. They put a random charge on my account from nowhere and I questioned it. I got confirmation that money was not meant to be on my account. However come the yearly service charge they dissolved this money into my charges. Luckily I have kept screen shots of everything. I have emailed: credit control, accounts, 2 x property managers I have email addresses for , I have made countless phone calls and emails.
