These people are crooks

These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?

Absolute disgrace, DON'T use them

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore. I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless. Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath

Staff Lie!

Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!

Terrible experience

A terrible company who are non responsive and are charging me extortionate fees and providing little to no service. Run by directors we never appointed and our money missing, plus when challenged on certain account expenditure they do not provide evidence of expenditure.

What a rip off company!! This company is all about controlling the tenants/Leaseholders. Also, we've paid £4400 for two years of service charge??? Our neighbours needs to get together to find another Managing company.

Myself and one other occupant of the building they manage have emailed them regarding questions, it’s been over a month for our neighbour, and two weeks since our initial email. To this day no reply. I don’t understand how company like this is allowed to manage properties, 1 star is overly generous for them

Ardeep Birk - Colindale Pulse Great Maintenance Operative on site, he is always quick to respond to resident issues. Always pleasant and helpful assisting our contractors with access etc. Site would be a state without his continues efforts and fixes.

What a useless outfit and bunch of employees.

Crabtree property have always been useless when it comes do doing their job but since employing Agata Amos they have sunk to a new low. She is as useful as a chocolate teapot and can’t grasp, yet alone answer basic tenant questions. If I could swear on here I would 🤬😡. I have been in my apartment 3 years (as of April 24) and Crabtree have never carried out any necessary repairs on Lake Court, Tunbridge Wells and avoid the calls and emails of the 50 or so tenants. The tenants are so unhappy with Crabtree that we felt it necessary to form a collective group to try to get things done from sorting out parking issues, to fixing leaks, broken intercoms and the general maintenance and upkeep of the 4 blocks of apartments.

Don’t let them charge what they want.

Don’t let them charge what they want. Hoping to lower their star rating with this as they don’t deserve a 3.2! Please don’t give up on your complaints to them. It’s easier for them to not deal with a complaint so please lodge your complaints and keep on at them until you get a result! Good luck 👍

Terrible Management / Can't account for monies spent...

- General terrible mismanagement of our building ongoing for past 2 years -Crabtree can't seem to account for various monies spent on our account, or accurately split the service fees between the flats and commercial units here. They are over charging the flat owners for all service chargers and charge nothing to the owners of the commercial units and the flat that the landlord is leasing out -They withhold information even info that leaseholders are legally entitled too -They have not set up a cleaning contract in almost 2 years of moving in, so we have had 3 cleans of our communal space during this time - They did not set up a pest control contract for 1 year so we were over run with vermin - They did not organise council bins or collections and let rubbish bags pile up on the floor in the bin store for months and months -They refuse to reply and fix known issues at our building -They refuse to refund our money (we are owed more than they are claiming we are owed) -The ignore us when we request an explanation for discrepancies on our account -They have not arranged any Fire safety equipment tests in circa 2 years since residents moved into the building - The whole team from top to bottom is rotten - they all ignore us pretty much every time we contact them via email and there is never anyone available in the office conveniently -They never come to inspect our building - we would see them on cctv if they did -Crabtree ignore our formal complaints -We have had to lodge a complaint with the property ombudsman instead -Currently we cannot dispose of our rubbish as the bin store door has been broken for over a week and crabtree ignore our requests to fix it (this has happened many times in the past 2 years) -Should be shut down, the whole business they run is a scam - what a bunch of crooks - Be worried if you end up with this lot as your management company

Naqeeb - A truly great property manager.

My property manager is Naqeeb and I’ve got to say he is the most helpful and efficient person I have dealt with not just as a property manager but in any profession. Nothing is too much trouble and he is always professional and courteous. He is a massive asset to Crabtree Property.

I can not find the words to describe…

I can not find the words to describe how bad this company is. based on a number of years (20) living in a property 'managed' by them (managed being the official job they are supposed to do). Always slow and unresponsive but since the pandemic their service has declined to virtually zero. Not replying to messages, not delivering on agreed tasks, not explaining any decisions. Though they regularly have changes in people, and I accept that this happens to all companies, we have in 2023 so far had FIVE property managers, only one of them we have met. Their charges are high, their service delivery is zero. Not a shock to anyone that our building has left them behind (and even that has been difficult)
