The staff at the Acorn Rainham branch are a credit to the sector, from our initial talks with Kieran through to Mark and Remmi when completing. They all went above and beyond to make sure we was fully satisfied and always kept us updated. In this process we had dealt with several estate agents and by far Acorn Rainham were the best. If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them. Well done Mark, Kieran and Remmi Thankyou so much Lee & Alice

An Incompetent Disappointment

My experience as a leaseholder under Acorn's management has been nothing short of a disappointment, prompting me to issue a stern warning to potential clients through this Trustpilot review. The evident incompetence within Acorn's management is glaringly apparent. Despite multiple complaints and escalations, the elevator in our building has been incapacitated for over a month. This sheer lack of responsiveness raises serious doubts about Acorn's ability to effectively manage and address crucial issues. Transparency, or rather the lack thereof, is a recurring theme in our dealings with Acorn. Unexplained price hikes and invoicing discrepancies have become the norm, creating an atmosphere of frustration and mistrust. It's frustrating that a basic expectation of clear communication and accountability seems to be beyond Acorn's grasp. A particularly egregious oversight is Acorn's failure to secure reasonable energy prices, resulting in an unaffordable increase for leaseholders. This level of negligence in negotiating favorable terms raises questions about the competence of Acorn in ensuring the financial well-being of those it claims to serve. To anyone considering Acorn for property management, my advice is to run in the opposite direction. The blatant incompetence, lack of transparency, and an inability to secure fair deals with service providers make Acorn a liability for any leaseholder. In summary, this review stands as a testament to the woeful inadequacy of Acorn's property management. My hope is that others heed this warning and think twice before entrusting their property to a company that has demonstrated such a staggering incompetence.

⭐️⭐️⭐️⭐️⭐️ Highly recommend Acorn for selling your property. Arikson Franco was absolutely fantastic at getting a lot of quality viewings - people who were genuinely interested in the property and who could put decent offers. They are definitely ahead of their competitors in the market with the quality of delivering what they promise. They are the best in South East I just can't recommend them enough. We’ve had an absolute nightmare living…

We’ve had an absolute nightmare living at a property managed by Acorn. We lost a lot of money and had to do our own cleaning. We had no support throughout the tenancy and then they even tried to take money from us at the end of the tenancy for cleaning despite us leaving the flat a lot cleaner than we received it. Luckily after 4 months of a dispute, a third party ruled in our favour and gave them £0. Greedy people!

Disappointed. At one point they defended the other party’s interest

I have just sold a property through Acorn London Bridge. My main impression throughout the process was that I was not in control of my sale. The biggest disappointment came from the agent acting on one occasion against my interest and in favour of the buyer although I was their paying customer: I instructed the agent to stick to a strict completion date (to avoid paying ERC on my mortgage) but she tried to convince me to bring that date forward by a few weeks to accommodate the buyers. Worse, the regional director then called me and applied psychological pressure to persuade me: claiming falsely that I and my solicitor were responsible for delays; asking what I would do if the transaction fell through and depicting a bleak picture of the rental market when I said I would rent the flat out. Moreover, the agent systematically refused to put me in direct contact with my buyers, which I found both infantilising and stressful: having to rely on second-hand accounts was clearly suboptimal especially at times when the enquiries from the buying side became counterproductive and somewhat unreasonable. Furthermore, obtaining simple changes to the listings on property portals required more insistence than it should have been necessary. I give 2 stars because they did find a buyer in a difficult market but I know that next time I will be looking to sell through another agent or, ideally, privately.

Absolutely outstanding

Absolutely outstanding! We have just exchanged on our first property. We delt with 3 members of staff Kieran, Steve but the main man was Dan from Gravesend. All of the staff were amazing! Great communication, always contactable and accommodating. Fab team all of them. Wouldn't bother going anywhere else.

Part 2 as promised

I guess this is a monthly update to the still on- going 'Joy' of renting via Acorn. I stand by my 1st review and I will stand by this one... I will not remove just because you want me to. I will start by saying there is a property file with Medway Council if you become the future Tenant of this house.. there has been previous contact made for you, I've now vacated for 3 1/2 weeks the house sits empty. Also love nothing more than walking to booked viewings when nobody arrives! Brilliant waste of time. To the one person viewing who walked out after saying to much work.. I salute you sir your correct. No further on for a useful meaningful solution, there have been viewings and offers made to the landlord for said house on market which has been on market since 19th October.. but the offers not accepted even at a higher rate of rental than I paid, guess when someone who doesn't live there still pays rent why would you want to, so easier to refusing future viewings and making myself available until its returned in April. In the same hand I'm certainly not going to be scrubbing anymore damp/mould off walls which is clearly not the 'condensation how you live lines' might be something more to do with water ingress... like the stains on bedroom ceilings not made good... certainly not something that I will sorting. Check the GSC for this house as the recommendations for age of boiler from the proper Gas safety test have clearly been ignored it's not been serviced for many years of which a landlord is legally responsible to service his boiler (it's 30 plus years old!) There was supposed to be a mutual date set for an early end of tenancy, my reasons for early ending were repeated non repairs and false Gas safety certificates. I'm in process of compiling my report to Housing Ombudsman, broken locks will be refitted and the keys for said lock returned in April. I'm sure next update will follow as this is the 'gift' that just keeps giving...
