In this process we had dealt with several estate agents and by far Acorn Rainham were the best.
If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them.

Dealing with Amelia at acorn was a pleasure. She was proactive throughout and even though she wasn’t our agent (we were buying with acorn) she went above and beyond- doing things our agent should have! Would definitely consider using acorn if we decided to sell our property!

Spare yourself from stress, trauma and disrespect, after paying 13% full management fees. If you come across Adam Slaney as the representative of Acorn, do not believe a word he will say. He will only make sure he onboards you, even at the cost of your mental health. He will not do due diligence to find a good tenants for you and will lie just to get in your pocket. He will lie to you about the tenants (that they are good and has been with Acorn for many years and had never been a problem) but the moment they enter your property they will turn into a nightmare.
The property managers like Lisa lewis and Siobhan Smith are equally awful. You will be at their mercy to get rent or get any news about your property. Even after paying full fees every single month, they wont bother to inform the rent is delayed, which was every single month.
Acorn representative will lie to you that they will check your properties. But they will never do that, they will never inspect your property or give you report. They can even change the locks and not bother to give you copies. These are bunch of con-agents including Nichole Lindsay. They will make you buy this guarantee and that warranty, but when it will be time to use them they will just put you on the pedestal and lie.
They always work against you even after taking money which I found strange. They always wants to fix things that tenants have broken and tried to pass on to me as my duty. They kept on ripping me off with this or that without giving any explanation. Not only this they will also tell you “consider yourself lucky that you are getting the rent at least (even if its not in full or on time”.
Acorn completely ignored any responsibility of getting me a bad tenant who doesn't pay on time and has been damaging my property. Also for strange reason they had been siding with the tenants and not trying to get them out (knowing very well that I with a young child and need to move back into my own property because of the cost of living crisis). Subtly threatening me with all the UK anti landlord laws over the phone. I am scared of loosing money, my home but they don't care. Anything matters to them is to rip out more money from me in the name of fees and services.
If you have any respect for your time and hard earned money, avoid these people like plague.
I couldn’t ask for anything more from Mark and the team. Such a great service with lots of communication and the expertise to get the job done. Completed our chain twice and made what could have been a very stressful situation very smooth and easy.

We bought our flat through Acorn, and despite all the issues we experienced with our solicitors, Acorn were immensely supportive and responsive the whole time. Samantha Latham, our agent, in particular, was extremely supportive and kind to us and greatly helped us all along the way. She would sit on the phone for hours to get an update from the parties involved and give us the much needed information on the progress of our case, of which we were otherwise deprived. Acron deserve the full five star I have given them and I wouldn't hesitate to recommend their great service!
